The community -- Windsor Commons -- is about 45% condos and 55% apartments. This unit is an "Ascot" floor plan that typically rented for $1350.
You might be able to buy this condo from the owner if you ask nicely.
The rent will actually be $1265, but after the incentives I offer, it could be as low as $1250. Water/Sewer is included: this means that the rent is $50 cheaper than the NON-upgraded Ascot units available in the secure complex at $1275.
Living here, 1) you will have access to all the amenities of this luxury apartment community: Media Center, Events
2) The pool is splendid.
3) High Security: Gated community, Security, Locked section and unit doors.
4) The unit is very nice with no physical downside or evidence of any kind of pests. It is on the third floor with no neighbors beside or above. The ceiling is "cathedral."
5) You will have your own normal sized washer dryer in a large laundry room just off the kitchen.
6) GE Profile refrigerator is oversize, is relatively new and offers the latest in storage technology.
7) The central heating/cooling system is controlled by a programmable touchscreen interface.
8) The unit has an electronic, programmable security system.
9) 24 hour gym includes 2 ellipticals and 3 treadmills plus many other pieces of equipment. Plus Two large screen TV's
(--Garage is possibly available in the future. They seem to be on separate leases for $110-150).
The master closet is long enough to serve as a separate bedroom for some.
Hardwood floors are unique from the local units.
The unit can wait until October for rental.

I can leave behind a few furnishings and an area rug. Some larger items are available at a steep discount.
Small pets only ok for extra, refundable deposit.
You pay utilities.
Incentives: If you sign the contract from:
1) Now until November 22, I'll give you $180
2) Until Nov 30, I'll give you $100.
I have to move for work purposes and need to reserve a prime unit in another city.
Some kind of alternate arrangement that lasts until July 1 might be possible, but not short-term leases.

You pay utilities and small application fee. Water/sewage is already included. Negotiable. Can wait until October for the move.
