-Water, Sewer, Trash to remain in landlords name and reimbursed by resident.
-Electric and Gas bills should be placed in resident's name with utility provider, monthly cost based on usage.

Resident is responsible for all yard maintenance.

Application fee is $40 per person over 18 years of age. This is a non-smoking property. We are offering a 12 month lease agreement.
No more than 3 unrelated parties per occupancy rules.

Rental Criteria:
Must provide a US gov't issued ID
Minimum credit score is 600
Must provide proof of income at or over 3x the monthly rent amount
Provide rental references and proof of employment
Clear background screening

We allow cats and dogs with breed and weight restrictions. Cat's MUST be litter box trained. Maximum 2 animals per unit. Monthly animal rent is $50 per animal. Animal deposit is $350 ($100 nonrefundable) for one pet and $500 ($150 nonrefundable) for 2 animals.

Breed Restrictions will apply- Akitas, American Staffordshire Terriers, Chows, Presa Canarias, German Shepherds, Rottweilers, Pit bulls, Doberman Pinchers, Wolf or Wolf Hybrids; or any mix of these.

Too many people moving from the Salt Lake area so it's becoming Vastly over grown. This town and County as a whole use to have a great small town fill, That is NO longer. water is an issue. "

    "Live 2 houses to the south of this property and love the neighborhood. This house is a steal for anyone, there are children on either side and there are a couple of retirees across the street. The street is a mixture of ages and everyone gets along. No crime to speak of and less than a mile to any school, elementary, junior high, and high school. The local recreation center is also less than a mile. We also have a satellite campus for USU just over a mile away."
