About this House

Whole house rental. 4 bedrooms. 2 bathrooms. Fully renovated.

The landlord pays public water and garbage fees. The tenant pays for heating, hot water, and electricity. Washer hook-up.

1. NO DRUGS. We work with the City of Albany Police Department and the Albany County District Attorney's Office in our commitment to remove drugs and the dealers from our community. There will be no drug use, allowing drug use, or dealing from your apartment. You may not allow anyone to use your apartment for the use or sale of drugs. You will be held responsible for any violations of this lease.

2. KEEP CLEAN. You must keep the apartment, halls, and common areas clean at all times. The stove and refrigerator must be washed weekly. NOTHING can be stored in front or side of the building or anywhere visible from the street. (City of Albany code)

3. RENTAL RESPONSIBILITY each person signing this lease will be held responsible for the apartment and entire rent. The landlord will not try to determine which roommate owes the rent or who did the damage. The landlord can recover all rent and damage charges and expenses from all or any of the signers of the lease. This is important please read and understand.

3A. RENT. Rent is due on the 3rd of the month. If rent is not received by the 3rd an eviction order will be sought in City Court Albany. If your rent is received on or after the 4th a late fee of $50.00 will be added to the rent for that month. If we begin the eviction process including the 14 day letter you will be responsible for all costs including attorney, court, and Albany Co Sheriff fees You are to mail your rent to the landlord at __________________________________.

4. ROACHES and BED bugs. Your apartment was cleaned before you moved in.
There were no roaches or bed bugs in the apartment when you moved in. You are responsible for keeping out bugs. If you keep the place clean, remove the garbage, wash your dishes and cover your food you should not have roaches. If you have a roach or bug problem you must let us know immediately and we will work with your family in ridding your apartment of them. Do not bring any used bedding into this apartment since it may contain bed bugs. WASH, WASH, and WASH.

5. LOCKS The tenant(s) shall not change the locks without the written permission of the
landlord.

6. REPAIRS You can expect that your landlord will make all repairs needed within 48hours. If you don't leave a message we will not know that you need repairs.

7. OCCUPANTS. Only the signers of this lease and their children may live in this apartment. YOU MAY NOT ALLOW OTHERS TO MOVE IN without written permission from the landlord.

8. GLASS & SCREENS. You are responsible for all the windows and screens in your apartment. You are responsible to keep the windows and screens in good condition. All windows have working screens.

9. SNOW REMOVAL. Tenants are responsible for removing snow and salt sidewalks and stairs. The landlord will provide shovels and salt. Please work with the other tenants in the building in order to spread the snow removal job fairly.

10. PETS. YOU MAY NOT allow DOGS in the apartment even for a few hours. IF you bring a Dog into the apartment you agree by signing this lease to have a carpet removed and replaced immediately. SAVE your money, do not bring animals into this apartment. DO NOT RENT THIS APARTMENT if you have a dog.

11. NO HANGING AROUND THE BUILDING. No one is allowed to hang out or sit in front of the building, on the front porch, or in the hallways. The front stairs are for entering and exiting the building only. You may entertain at any of the City of Albany Public parks. This building is registered with the Albany County District Attorney's DRUG AFFIDAVIT Program. Please read the attached ZERO-TOLERANCE CLAUSES

12. INSURANCE. It is suggested that you obtain RENTERS insurance for your property. The landlord will not be responsible for any damage done to your property including water, mold, theft, and fire, even if the cause was from another apartment. The tenant agrees that the landlord will not be responsible for the tenant's possessions under any circumstances.

13. APPLIANCES/ WASHER/ DRYER. You may use the stove and refrigerator, supplied
with the apartment at the time you moved in. If they should break or no longer work it is understood and agreed that we are NOT responsible for your food under any circumstances. See Insurance. A washer and dryer may be installed in this apartment.

14. CHILDREN. You are responsible for your children. If your children or any of your friends damage the building you will be held financially responsible. All children need to be taught respect for their neighbors and the neighborhood.

LEAD PAINT WARNING

EVEN THOUGH this building was built after 1980 and does not have lead-painted surfaces please teach your children to wash their hands often, not to eat the walls and woodwork, and treat all surfaces as if they had lead paint. Be safe and protect your children.
