WYOMING SUNRISE RANCH - Lusk, Niobrara County, Wyoming: The Wyoming Sunrise Ranch is located thirteen miles northeast of Lusk, Wyoming. This 2,748+/- deeded acre ranch is contiguous, consisting of approximately 350 acres of irrigated crops and pasture with the balance of 2,398 acres of native grass pastures. There are also approximately 100 acres of dry land hay ground. Ample water is provided to livestock and wildlife via six wells with submersible pumps and four windmills strategically located throughout the ranch. There are approximately two miles of underground pipeline running to 28 stock tanks advantageously located through the ranch so that rotational grazing can be maximized. Three center pivot sprinklers irrigate approximately 355 acres. The irrigation wells for the pivots are approximately 300 feet deep with static water levels ranging between 105 and 110 feet, and low-pressure pumps are set at 200 feet deep. These are excellent irrigation wells, and water-lifting as well as irrigation costs are low. The carrying capacity is owner-rated at 250 cow/calf pairs year-round. There are two residences located at the ranch headquarters: a cozy 100 year old farm house with four bedrooms, two baths along with a 1969 Marlette 12' x 57' mobile home that was remodeled in 2006. The headquarters also include several outbuildings: an insulated 60' x 95' shop with a 60' x 60' portion of the floor in cement, new set of working corrals constructed of pipe with a round pen, hydraulic squeeze chute, in-line scale, loading chute and two new barns incorporated into the corrals as well as a 28' x 80' horse barn with a full loft and grain storage. A modest set of buildings is located approximately one mile west of the headquarters consisting of a two bedroom, one bath 1,356 sq. ft. house and several outbuildings including a three-car detached garage, 24' x 40' Quonset, loafing sheds, barn and corrals.
