Description

Investor opportunity! 258 Becker Drive is a 3-bedroom, 2-full-bath ranch-style home and part of a four-house rental portfolio. This property is vacant and in move-in or near move-in-ready condition, offering a straightforward path to lease-up with little to no work needed. With its desirable ranch layout, 3-bed/2-bath configuration, and large backyard, Becker has projected rent potential of approximately $1,500/month.

Seller is acting as Power of Attorney for an inherited four-home portfolio and would prefer to sell this property together with the other three homes. The portfolio includes two occupied homes and two vacant, move-in-ready homes, with expected total portfolio income of approximately $4,900/month. The properties are located in close proximity to one another, creating operational efficiencies and making them easier to manage.

This is a light value-add rental opportunity in an area with strong market-rate and Section 8 rental demand. The two vacant homes are in good condition and could likely be rented with little to no work needed, while the two occupied homes are below market rent and offer future upside through light make-readies and rent growth as leases allow. An excellent opportunity for a first-time investor or a seasoned operator looking to add a manageable rental portfolio in the area.

  • Tanisha Carr
"Neighborhood is not special to me. It floods in the area and the police ride around writing tickets for the residents. I will be leaving less than a year after moving out here."
  • Got2bvee
"Access to public transportation is poor. If you don’t have a car, you’re in trouble. My commute is easy, I cross into Illinois. Interstate travel is bad in rush hour."
  • Sophia
" Great neighborhood, great neighbors. Parks, good school districts. A lot of restaurants and grocery stores close by."
  • Flowers1482
"Florissant is a 10 to 15 min drive to highways 270, 64, and 70. I have lived in my current home three years and my neighborhood is quiet and inviting. I am also able to work for a large corporation just 12min from my home. "
  • Amanda Sangster

"I lived in Florissant almost my whole life and I love the area and the people. The schools are also great "
  • Earseneau23
"This is one of the best areas to live as far as a commute goes. I rarely see any traffic going south or west (St. Charles) in the mornings. Returning home in the evening is the same. The opposite direction is always a nightmare. The only issue is at Lindbergh, north of 270 in the evenings. However MoDOT is redoing the entire Lindbergh, Dunn and 270 over/underpass. "
  • Elisha B.
"Peace and quiet safety and good school district. This is why I love Florissant and the area I live in. It’s very homey. A lot of shopping areas in the neighborhood as well. "
  • Markdadams
