This is a one year lease that may be extended after one year. A security deposit equal to one month's rent is required. The first month must be paid in advance. There is a fee for applying. A credit and background check will be required. Rent is due monthly on the 1st of each month.

This home is part of an HOA and as such includes restrictions on parking, noise, disruptive activities, front yard appearance, etc. There are parking spaces provided directly across the street and the home comes with a 2 car garage. The tenant must agree to and abide by HOA rules and regulations.

This is a NO SMOKING, NO DRUGS lease. No cats or exotic animals allowed.

Only designated persons can occupy the premises. The lease can not be assigned. The tenant cannot sublet.

The tenant will pay for all utilities and/or services supplied to the premise except for the monthly HOA fee which will be paid by the landlord. HOA violation penalties and/or fees will be paid by the tenant.

The tenant must maintain the front, back and side yards. The tenant shall not perform any alterations of the premises (inside or outside) without first obtaining written permission from the landlord.

Noise, disruptive activities, illegal activities are all prohibited. The premise can not be used for business activities.

The landlord has the right of entry to inspect the premises with a 24 hour notice given to the tenant.

A copy of the full California Standard Residential Lease Agreement can be made available upon request and will be required to be executed prior to occupancy.

It’s in the heart of Fresno you can go up the mountain or down the 99. Shopping is very close by and delicious dining as well as fast food if that’s your preference. Easy access to freeways and entertainment is very family friendly during farmer markets in Old Town Clovis. Lots of local shopping and antique stores."

I’ve walked after dark and feel pretty safe. Pollasky doesn’t have sidewalks and isn’t well lit but the streets are wide and good for walking. And there’s always the trail!"
