Cozy tiny home situated on a quaint horse farm in the Davis countryside for rent starting February 14th (prorated) or March 1st. The lease will run until June with the potential option to renew.

This is a unique property that requires the right kind of renter.
- First and foremost, the owner runs several businesses from the property including a dog rescue and horse boarding/stables. The tenant must be mindful and respectful of these operations at all times. Every day there are vehicles, people, horses, and dogs roaming the property so safe speeds must be maintained in the driveway at all times (5 mph) and the tenant must not interfere with any business operations. Additionally, visitors to the property must be limited and the owner pre-notified for safety/security of all tenants/employees/clients.
- The property is located about halfway between Davis and Winters on County Road 95 - it's a 10 minute drive to either downtown location. The tiny house is tucked in the back side of the property next to the hay barn.
- There is plenty of space for parking right behind the unit.
- The house is approximately 11'x40' + a loft area so approximately = 500 sq. ft. It's perfect for 1 person (and a dog). There's a decent amount of storage in the unit but it's not huge so if you have a lot of stuff / furniture you might not be able to fit it inside.
- The main living/dining area is approximately 11x12 - the owner furnished the area with a futon/couch, coffee table, small circular dining table, and small end table.
- The kitchen has a really nice stainless steel double door fridge, gas oven/range, microwave, double sink, and dishwasher. It's a relatively small space but I cook everyday and never had any issues or ran out of counterspace. There is also a small pantry closet in the hall and another 1/2 storage closet (under the stairs) next to the fridge.
- The bathroom has a small closet, sink/vanity, toilet, and small tub/shower. The tub is smaller than standard, but depending on how tall you are you could still take a bath or bathe a dog.
- There is a bedroom / office on the first floor that measures about 8x8 in floorspace, but also has a built-in double wardrobe and several built-in cabinets. The previous tenant used it as their bedroom but I used it as an office and slept in the loft.
- The upstairs bed/loft area measures around 11x12 and 4' high (kneeling height) and also has some built-in wardrobe space. The loft area is carpeted.
- The unit uses propane for heat, hot water, and the oven/range. There is also a wall AC unit in the main living area that cools the entire place well.
- A well-trained and well-behaved dog is also welcome with prior approval.

Again, THIS IS A UNIQUE PLACE and might not be right for everyone, especially if you have never lived on a farm or in the country before. It's a farm, so there can be lots of flies in the summer (both entry doors have magnetic bug screens). Internet and TV service providers are virtually non-existent here. I used a mobile hotspot from my cell phone company and it was perfectly fine to work from home when needed and stream Netflix occasionally. If you are a gamer or heavy streamer this may be an issue for you. There is no laundry facility on site. I used the next-day drop-off service at It's a Wash in Davis and never missed having machines here.

The property and general area is beautiful and peaceful. The view from the back deck looking west through horse pasture to the Palisades Mountains makes you feel like you are on your own separate plot. The sunsets are gorgeous every evening. Occasionally there will be horses grazing in the pasture adding to the picturesque view. Additionally, there are often hot air balloons, skydivers, and unique airplanes in view from nearby Yolo County Airport.

Hooby's Brewing Farm is 1 mile up the road.

Move-in requires first and last month's rent + utilities $2800, a $500 security deposit, and a $250 pet deposit (with approval).
