This land/structure/fruit plantings are definitely overpriced if you are looking for a turnkey nest to move right in and call home. The person interested in this property will be agriculturally inclined, understand the permaculture mentality, AND wish to live a semi off-grid lifestyle. Fruit Trees & Bushes: I have planted over 85 fruit trees, berry bushes, and some grapes. Ex: 7 types of apples, 5 types of pears, 4 types of apricots, 2 types of nectarines, 4 types of peaches, several All-in-One almond trees, 3 types of plums, 4 types of cherries, mulberries, and several different types blackberry, blueberry, and golden currant bushes. At the moment there are 2 types of grapes. Twenty-two (22) trees, in the front orchard, are fruit tree guilds (16ft diameter) that are/in process of, living breathing self-centered eco systems per tree (eventually).
Wind Screen/Privacy: There is an additional 650 newer trees and shrubs, some native, some not, that are considered wind break, privacy, and fence line appropriate. This property is entirely fenced up to about seven feet tall with field fence and barb wire at the top.
This is a working ORGANIC orchard in progress. Almost all plantings are now established. This year there was a small, but decent crop because no late frost.
There is a 2-bedroom septic tank, a solar (dc) well (superior well) with a 3000-gallon water tank, plumbing/irrigation infrastructure, and electricity with at least a 200-amp breaker box, all function properly. There is no complete functioning permanent bathroom, but there is running water everywhere, with a Grundfos on-demand pump. There are three sheds/buildings on this property, two buildings are fully electric; one is insulated and drywalled, the other is just insulated. The third, smaller building is a shell. One of the buildings can be moved (12x32).
There is a restorable vintage mobile home (1958 Hicks) on the property that is currently used as storage and a bathroom; this may or may not be restored. So, the living at this time would be considered semi-off-grid, comfortable glamping. There is no HOA, nor are there restrictions for building.
