The lease term is for one year from August 1, 2021 through July 31, 2022.

In a restored elegant Edwardian 4 blocks from campus, join a group of studious yet congenial graduate students/postdocs/visiting scholars in one of the most desirable houses in the south campus area. The house has a European International feel to it with a combination of international and domestic students.

The house and rooms are completely furnished. A highly cost effective housing arrangement, many of these rooms are "mega" rooms with sleeping and sitting/eating areas. Ideal for those coming to Berkeley from abroad as no time or expense will be necessary to set up a household, rent trucks to haul furniture, etc. The kitchen is completely furnished with appliances, dishes, pots and pans, microwave, and incidentals such as dishtowels.

Combining the best of both worlds, private areas and common space, the house has seven-bedrooms, 2 full and 2 half bath. Here a mid size room would be considered large by Berkeley standards. Both College Avenue and Telegraph are close by. Public transportation is two blocks away and there are three major grocery stores within a mile reachable by public transit. Zillow rates the area a "Walker's Paradise".

The house atmosphere is mature, friendly, clean and respectful for those that value academics, quiet along with a sense of community and conversations. A cleaning person comes in twice a month and there are some shared chores. A very comfortable house, people often stay here throughout the term of their project or grad school. Lifelong friends are made here.

Free laundry facilities (a separate agreement) are on site and there is street parking. Utilities are shared and WiFi is available at a nominal cost. A convenient bill is provided each month so there is no need to put bills in your name and write extra checks. The average cost for all utilities and WiFi is $70 per month. This includes basic household cleaning supplies, toilet tissue and 6 loads of laundry. All rooms require a two month deposit.

The available rooms are:

A midsize sunny room with its own private half bath (vanity and toilet). Located off the street with windows facing east and north. A twin bed and mattress with storage drawers underneath, desk/table, bureau, and sofa.
The room is located towards the rear of the house so doesn't get street noise. Rent: $1395

This room is two rooms: a bedroom and a separate sunroom. Called the "Blue Room" it is off the street, quiet and sunny and has the best closet in the house. It comes fully furnished with a double bed. Rent is $1325.

The largest room in the house with beautiful architectural details including coved ceilings, bay windows, hardwood floors, ceiling medallion and a chandelier that dims. The room is full of light and sun and is located off the street. It has a double bed and an amazingly comfortable couch. Rent is $1395 per month.

Considered one of the most desirable rooms in the house, this large room has a queen size bed and sound proof windows. Decorated with antiques, it is a cozy room as well as being elegant. Rent is $1395.

We follow all covid-19 guidelines. A recent negative test result is required before move in and ideally, a vaccination certificate. It is very easy to get a vaccination in Berkeley and these should be scheduled before arrival. Use of common areas (except for a designated bathroom) is restricted until covid vaccine is completed including the follow up period to achieve immunity.

The lease term is one year from Aug.1, 2022 through July 31, 2023. Utilities are shared and average $70 per month which includes high speed internet and household cleaning supplies. There is no smoking in the unit or on the property and no pets are allowed. There is street permitted parking $66 per year and spaces available in underground garages across the street.

Mostly students live in this neighborhood but there are a ton of homeless people lying on the sidewalks and they can get pretty aggressive. Plenty of cheap restaurants catering to students as well."
