About this House

Howdy!

I am looking for someone to sign a lease in my place at the Trio Apartments on E. Oltorf St. and S. Pleasant Valley Rd. in 78741. I work in West Austin and would like to shorten my commute to work, so therefore am looking for someone to replace me.

The apartment complex will require you to sign a NEW 12-month lease; which will include a background check and income verification. The good part is that the unit is currently going for $999/month, but you would be signing a lease at $965 a month. The $400 administrative fee will also be waived for you, since that is what I have to pay to get out of the lease. I am; however, required to give 30 days notice before I can vacate the unit.

The unit is a spacious 664 sq. foot one bedroom, one bathroom apartment. There are black appliances (fridge/freezer, stove/oven, vent hood, and dishwasher) in the kitchen, faux wood vinyl flooring throughout (no carpet!!), brushed bronze door handles and cabinet pulls, faux wood blinds, and electrical outlets galore! There is also LED recessed lighting in the kitchen, dining room, and living room and a ceiling fan in the bedroom. The unit was completely re-painted in March 2016 with light grey walls and cabinets. The unit backs up to another complex, so it is also pretty quiet!

This unit is located in Phase 2 of the complex at 2502 E. Oltorf St. There is a mail center, laundry facility, recycling and trash center, and swimming pool all located at Phase 2. There is an on-site management office, 24-hr cardio center, and additional pool located at Phase 1 (2317 S. Pleasant Valley Rd.) right across the street.

Parking is off-street, un-assigned, and included in the price of rent. There is plenty of parking for visitors and tenants and I have never had any issue getting a front-row spot. The complex is a 10 minute drive downtown, 15 minute drive to the Texas Capitol, and 20 minute drive to University of Texas - all during rush hour. The complex is on CapMetro routes 20 and 331, and just a short walk to UT Shuttle Route 671. Ridesharing typically costs around $10 to get downtown on the weekends.

Pets are allowed and there are no breed restrictions. A maximum of 2 pets are allowed and there is a dog walk right next to the unit. A $400 one-time fee is required for each pet and monthly pet rent is $20 per pet. I have not had a pet living in the unit.

All utilities are tenant responsibility. Water, wastewater, trash, and gas are paid via the resident portal each month with rent and electricity is setup through the City of Austin. The apartment is already wired for Google Fiber.
