Description

Welcome to Alligator Park. A 55+ community with upscale amenities that include a brand new Olympic size pool, with a beach entrance on one side of the pool, and the clubhouse for all the other activities, a 35 acre catch and release lake with a place to have parties at sunset. The streets are lit at night for those late night walks and the streets paved for bike riding and walking. This 2005 doublewide is built to wind zone 3 which is the current hurricane standard in Florida. Extra tie downs were ordered and a heavy duty I-beam was installed when the home was built and brought into Alligator Park. The roof is 6 years old. The small garage is less than a year old and measures 10' x 25' with a roll up garage door. This 2 bedroom, 2 bath, 1152 square foot home has all new solid wood cabinets and quartz countertops. New wood flooring throughout the home. The bathroom vanities are new with quartz countertops and new sinks. All doors are 36" and all are wood with new door jams. The AC is new. There are brand new appliances in the kitchen. The washer and dryer are located just off the kitchen. The porch is 12'x12' and has a double stairway up. There is a entrance towards the back of the carport as well. The outdoor shed is 8'x 8'. All of the roofs for both carports, shed, and garage are elite insulated panels so there is no dew condensation and they keep those areas cooler than an aluminum roofing system. The lot is oversized in a pie shape, but roughly measures 60' wide x 80' deep. the backyard is private and is backed by the park fencing system. Markers are in the ground to show the lot lines. The current owners have preventive termite treatment done by Truly Nolan on a yearly basis even though they have never had termites. Never too late to be safe. This house is immaculate and ready for occupancy. it is being sold unfurnished. However, if you like the furniture, it is negotiable, so consider making an offer. The monthly maintenance fee is only $281.00 per month and includes: water, sewer, lawn mowing and seasonal week whacking. Taxes run $2,980.66 yearly without the homestead exemption. The asking price is $289,000 which includes the park share valued at $60,000. Based on your credit score, financing may be available.
