THE FOLLOWING POLICIES ARE ESTABLISHED TO ENSURE THAT ALL PROSPECTIVE APPLICANTS FOR A PROPERTY MANAGED BY NORTH WEST PROPERTY MANAGEMENT & REALTY WILL BE TREATED EQUALLY.
Please read the following policies. If you feel you meet the guidelines for qualifying, we encourage you to submit an application. Only one application will be processed at a time. Applications will be processed in the order received. An incomplete application may not be considered.

FAIR HOUSING

PROCESSING FEES NON-REFUNDABLE



$55.00 for each applicant. Application fees are non-refundable, no exceptions.



One-time $150.00 fee per lease agreement signed for initial occupancy. Administrative process to include lease preparation & document storage. Administrative fees are non-refundable, no exceptions. Paid at time of lease signing or by move-in date.



Review non-refundable fee(s) associated with security deposit (10% of security deposit will be non-refundable at the time of move out) and pet deposit ($50 non-refundable pet fee per pet) below.



APPLICANTS

Each person 18 years of age or older must complete and sign an application; and only applicants and their dependents (dependents must be listed on application) may reside in the property.
A Copy of applicant's Driver's License or State issued ID or Passport must be submitted with application.
If a co-signer(s) is necessary, the co-signer must also complete and sign a separate application. Out of State cosigner(s) cannot be accepted.
The application MAY NOT be considered if information is missing or false.
INCOME CRITERIA

Applicant's gross monthly income (Income before taxes) should be (3) times the amount of the monthly rent. A co-signers gross monthly income (income before taxes) must be (5) times the amount of the monthly rent. (Example: If a property rents for $1000/mo., the combined gross monthly income should be no less than $3000/mo. ($5000/mo. for a co-signer).
If possible, submit a copy of your (2) most current pay stubs with application to help expedite process.
Proof of earnings from social security, court ordered child support, alimony and/or spousal support must be documented. history of employment for the last (5) years.
If, applicant is self-employed, you will be required to provide (2) or more previous year's tax return attested by a CPA, attorney, or other tax professional
Unverifiable income will not be considered.
RESIDENCY HISTORY

Residency history will be weighed heavily. Applicant should provide the last (5) years of residency history.
CREDIT CRITERIA/BACKGROUND CRIMINAL SCREENING

NORTH WEST PROPERTY MANAGEMENT & REALTY will obtain a credit/criminal background report for each applicant and co-signer 18 years of age or older. Reports supplied by applicants will NOT be accepted. After your application is fully processed you may contact the credit reporting agency for a copy of the credit report that was used for your qualifying process.
Discharged bankruptcies are acceptable.
APPLICANTS WILL BE DENIED FOR THE FOLLOWING REASONS

Prior or pending eviction with unresolved judgement and/or any outstanding monies owed to an apartment community, real estate management company or landlord within the last (5) years.
Pending, or unsatisfied-open bankruptcy.
Falsifying of any information on application.
Any felony or misdemeanor conviction of an applicant/occupant related to homicide or sex crimes.
APPLICATION MAY BE DENIED FOR THE FOLLOWING REASONS:

Bad check writing.
More than (1) NSF in a 24-month period.
Rental payment history: More than (3) late payments in a 12-month period.
Any felony or misdemeanor conviction of an applicant/occupant related to harm caused to a person or property, including but not limited to: arson, assault, children, drug-related offenses, dishonesty, prostitution, violence, weapons, or related violations in the last (5) years.
Foreclosure in the last 2 years.
Unverifiable rental reference history, after (3) business days have been exhausted in attempt to verify, what otherwise could have been accepted as a positive reference by North West Property Management & Realty.
One or more bad rental references due to payment history, noise, disturbances, or conflicting information.
More than 90-day late on any account.
SECURITY DEPOSIT AND/OR PET DEPOSIT



Security Deposit equal to one month's rent minimum. 10% of security deposit will be non-refundable. The purpose of this non-refundable fee is to help defray inevitable costs of redecorating and appliance replacement.



PET POLICY
Some properties may allow pets. For such properties, the following policies apply: Pets must be a minimum of one (1) year old. A two (2) pet per property rule has been established. (Some exceptions may apply). Pet Deposit will be a minimum of $300 per pet (maximum $600) or may be equal to 1/4 of the subject properties security deposit if the rental rate is less than $1000. (Some properties do not allow pets). Pet deposit will be determined by breed, size, and subject property. A $50 non-refundable pet fee will be deducted per pet deposit, no exceptions.

NORTH WEST PROPERTY MANAGEMENT & REALTY reserves the right to disallow the breeds of PIT BULL TERRIERS, STAFFORDSHIRE TERRIERS, ROTTWEILERS, GERMAN SHEPHERDS, PRESA CANARIOS, CHOW CHOW, DOBERMAN PINSCHERS, AKITAS, WOLF-HYBRIDS, MASTIFFS, CANE CORSOS, GREAT DANES, ALASKAN MALAMUTES, SIBERIAN HUSKIES, OR ANY MIX OF SUCH BREEDS, & PUPPIE(S) OR KITTEN(S).



CONDITION OF MOVE-IN

Upon approved application. Applicant must secure the property of interest within 24 hours by paying a security deposit & signing addendum to remove property off the market. If property is not secured within 24 hours, North West Property Management & Realty may accept additional applications and/or security deposit for property. Lease Agreement to be signed within 48 business hours (unless otherwise approved by property manager) of accepting deposit. Lease signings will be completed in leasing office. At times, it may be necessary or acceptable to complete the signing of your lease and addendums via an electronic signature tool approved by North West Property Management & Realty or with a Legal Notary at applicant's time and expense. When a property is vacant, the lease will begin within (2) weeks of acceptance of deposit by North West Property Management & Realty. If the property is occupied, the lease agreement may start no later than (2) weeks after the property becomes vacant (unless the property is not move in ready due to necessary redecorating or repairs). At times, during the off season, or by an offer acceptable to the landlord, the lease may start at a time frame that may exceeded (2) two weeks. All applicant(s) wishing to submit an offer for consideration, must do so in writing along with a paid application(s).



All utility and garbage accounts must be transferred into resident's name as of lease start date.



Possession will be offered when North West Property Management & Realty determines the property is ready for rental unless prospective resident is provided WRITTEN instructions otherwise. The rental property will be cleaned to property manager standards. Any request for additional cleaning services during move-in inspection, before or otherwise will be at the expense of the applicant ($95 minimum fee will apply and be charged by cleaning vendor contracted by leasing office). The final cost of additional cleaning services requested will be provided by such vendor.



Please Note: A separate application is required for each applicant over the age of 18 who will reside at the property. This is to guarantee compliance with the Arizona and Federal Fair Housing Acts.



THE FOLLOWING TWO OPTIONS ARE MADE AVAILABLE TO ALL APPLICANTS:

First Option: Applicants desiring to live together as a single housekeeping unit may elect to financially qualify for tenancy as a group, in which case Landlord has the right to immediately terminate the rental contract when any one member of that group vacates the property.

Second Option: Each legal entity may elect to financially qualify for tenancy individually, in which case the occupant may continue to lease the property if one or more of the other parties to the rental contract vacate the property for any reason.



Security Deposit, first month's rent and any other move in fees are to be paid in full by cashier's check or money order before keys are provided (Daily Rate will be charged if keys are delivered). The option to pay move in fees by electronic form is available with a ($4) processing fee per transaction (paid to third party vendor).

RENTER'S LIABILITY INSURANCE - Tenant is urged to obtain Renters Insurance to protect Tenant, Tenant's possessions, and third party claims. The Owner/Landlord's insurance provides protection for the Property Owner ONLY. This insurance does not protect tenant or tenant(s) possessions.
