About this House

This 3 bedroom, 2 bath home is located on one of the best east-west blocks in the Fan. A covered front porch with original inset tile welcomes you. Enter into a living room featuring a period light fixture, hardwood floors, and a working gas fireplace. The dining room features built-in bookcases and a built-in china hutch. The galley kitchen has maple cabinets, laminate counters, and some stainless steel appliances, as well as access to the full basement. A light and airy enclosed rear porch with south-facing windows makes a lovely breakfast nook. Upstairs there are three bedrooms and two full baths. In the rear is the primary bedroom, featuring two south-facing windows, a closet, and a lovely, sunny additional room off the rear, which was likely formerly a sleeping porch, with an additional large closet. Use that extra space as an office, exercise room, or den. Bedroom 2 is on the front of the home with two north-facing windows and a brand new (2025) classic black-and-white en suite bath with shower. Bedroom 3 is also in the front of the home, is the typical Fan trunk room and would make a great office, kid's room, or closet. There is a full basement with good ceiling height, washer/dryer (2 sets), a commode, and a work sink. The rear yard is mostly brick patio with side and rear flower beds, which makes for a lovely and low-maintenance outdoor space for relaxing. If you want or need off-street parking, just look at the house directly to the west, which has pulled the rear fence in approximately 20' to create off-street parking. 2413 Stuart is only 2 blocks from many local favorites, including Uliveto, Starbucks, William Fox E.S. and the shops on Strawberry Street, and just 4-5 blocks further to the VMFA and Virginia Museum of History and Culture. If you are looking to downsize or are just starting out, this home is a great option. But hurry, these types of homes in the Historic Fan do not come along often!

"Walking around the fan and looking at all the seasonal wreaths and decorations on beautiful old row houses doesn’t get old. It’s such a pretty neighborhood. From the fan it’s also not too far (~1 mile) to the lakes at Byrd park, which is also a great place to walk your dog. You can also walk to the fan vet! Lots of restaurants are within walking distance too, along with dentists, small parks, coffee shops, museums, and markets. I walk my dog to Carytown from the fan too (~1 mile). Sugar and Twine in Carytown makes dog treats, and many of the stores are dog friendly. There are fun neighborhood events like house tours, a block that closes for Halloween, and an art walk."
  • Katie Lynn
"It’s a beautiful sight to walk around, lots of grass but in pockets. Monument ave is a good strip to run with your dog on grass"
  • Cody Nystrom
"The Halloween is very good in this neighborhood and the neighbors are very friendly. It is also extremely close to the public elementary being one block away"
  • Reshelle Johnson
"The area is full of life in the heart of the fan/ carytown, Vcu, and museum district. It’s safe to say that a lot has changed and it mostly for the better."
  • Y8cdhryfmp
"To everything honestly it’s a good place if you have vehicle or don’t have a vehicle you can catch the bus"
  • Davebenz
"I lived here 7-8 years ago and it was wonderful then. Even better now. So many great restaurants, art galleries, parks and other things to do. And now it is right on a bus line, which is so convenient. And only about 5 blocks to VCU, too. Would love to live there again!"
  • Trulia User

"Not a lot of grass for dogs or area to roam. Must take them to the park. It’s a friendly neighborhood to walk dogs though "

"Dog park is a short drive away, always people walking dogs and bags around the neighborhood in case you run out. Not many trash cans though and grass is limited unless you’re on the main roads"
  • Becker.household
"to many dog owners don't clean up after their pet, lots of green spaces for them to run around, dog parks, pocket parks. "
  • Endofjourneylilly
"Ultimate walking neighborhood. Peppered with privately owned fabulous businesses.. the Fan takes its holidays very seriously. Absolutely awesome neighborhood. Oh, and huge gardening community!"
  • Donna W.
"Lovely, diverse neighborhood close to museums, parks, VCU and lots of cultural activities. Parents are very involved in the local elementary schools."
  • Francine S.
"This neighborhood is very dog friendly but, there is no dog park within walking distance. It would be nice to have one. "
  • Henry A.
"Dog owners are very common here, so residents don’t pay much attention when your pet slows near their property. All owners here are good about picking up after their pooches, so you aren’t viewed with suspicion. "
  • Jamie T.
"I work from home, but when I did commute there were seldom any issues outside of a random race or festival."
  • michelle c

"Halloween on Hanover, Strawberry Festival, various Boulevard festivals, lots of great stuff to do around here!! "
  • Warewolvves
"I walk from Randolph to the fan for work. Sometimes it’s sketchy sometimes not. Sometimes there’s a lot of foot traffic sometimes none. I do like all the different houses and gardens. There are also a lot of sweet alley finds"
