I would like to add that we are NOT interested in sellers finance. We've had 3 investors offer us full asking price, but with seller finance. They stated our house does NOT meet the criteria for an investor. Our house is very much livable & they seen that for themselves. Thank you for understanding :)
A few quick notes:
EAGER TO SELL QUICKLY, ENTERTAINING ALL OFFERS?? I'm sick & need to move closer to family for help or I'd not be selling. We had 2 realtors tell us our house is worth between $140-$150k (AS IS) No official appraisal done. As per the FHFA, our house is worth between $140-$145k
House needs a few things done to make it look nicer, NOTHING MAJOR wrong with the house! Example, hardwood in 1 bedroom due to ripping carpet up, I have the flooring, flooring also would fit a different room if you want to keep the hardwood, all rooms are pretty much the same size except bathroom & 1 bedroom (which would be great for a home office or play room!). Also some trim work, which we have. Doors were taking off the a few closets, we have the doors. A few drawers in the kitchen are off track, we have the items to fix it. House is older!
4 bed, 2 bath (1 full upstairs (updated), 1 full in basement (functional, we've never used it)), 2 car detached garage on .47 acre. Brand new metal roof as of 2018, part of the ceiling did fall in 1 bedroom from when the roof got damaged, we did fix it, it just isn't "pretty", we have items to make it pretty. New flooring in the front room. Big walk up attic with jack & jill doors connecting 2 bedrooms. No cental air, but window units come with the house, gas/radiator heat. Shared driveway but the neighbors are great! You have a big open, pretty level 2nd lot, on street parking as well as the garage, also a shed for storage. Stove, fridge, & dishwasher come with the house. Big basement (unfinished)
