To Qualify for a Home:
Each person eighteen (18) years of age or older or legally emancipated must complete an Application(s) to Rent.
The combined gross monthly income(s) including any other legal and verifiable income(s) must be at least two and a half (2.5) times the monthly rent. Any verifiable income source(s) for the past month or year or future month(s) depending on the source would need to be submitted.
Pay $25.00 for each application credit fee and criminal check fee. Credit may not have any delinquencies for the past six (6) months and any utilities owed, unless delinquencies are paid off & proof can be submitted including proof in bankruptcy. Credit score(s) from 570 and higher will be approved. Any credit scores of 569 or below unfortunately will not be accepted even if credit confirms no delinquencies for the past 6 months. Applicant(s) receiving government rent subsidies may receive credit considerations. A criminal record may disqualify applicant(s).
Provide a current/unexpired government photo identification(s) for copy.
Provide residency addresses on the application. We are looking to confirm any residency information.
An Address/Rental History Verification Request form(s) needs to be completed on item two (2) and item three (3) for each address from the residential application to rent.
A Satisfactory rental history is necessary if applicable. Prior evictions will disqualify applicant(s).
Employment Verification Request form(s) need to be completed if applicable, on item two (2) and item three (3).

Notes:
The entire screening/application fee(s) will be refunded to any applicant(s) that are denied, not made an offer to rent, or withdraw from the application process. Understand that application(s) are processed in order that the management receives an application(s) on a first come - first serve basis. The first applicant or first combined applicants who meet the management criteria will be approved and made an offer to rent the home; at which time a non-refundable Holding Deposit of $300.00 will be required within twenty-four (24) business hours from the date/time of being approved excluding holidays and weekends. The Holding Deposit will go towards the Security Deposit. The Move-In Date will need to be within two (2) weeks of the Holding Deposit Date depending on office hours and office staff availability.
Any false information on application and/or false information submitted will result in automatic decline of the application(s) including termination of the residency if such information is received after the move-in.
A screening report may be provided to applicant within three (3) days from the date our management receives the report.
Only two (2) pets, 20 pounds or less, will be approved to reside in a home. A pet rent of $75 will be required to be paid for each pet, each month. Additionally required will be a city license(s), shot record(s), and picture(s) will need to be submitted to Phoenix Family L.P. by move-in date for pets, service/comfort animal(s).
Renters Insurance proof required prior to receiving keys to home.

We have families and homeowners of all ages and all are active in walking through the neighborhood, riding bicycles and walking their dogs. Our neighborhood is quiet and without drama. I feel safe walking around at night. The only major complaint I have about the neighborhood I live in now, is that vehicles have a tendency to not realize how fast they going intentionally or not it can be frustrating. All in all I love living here. The elementary school is just a few blocks away for my son to attend and for my daughter to catch the bus. That is another fantastic perk about this neighborhood, the public transportation, MAXX bus is literally just around the corner!! I live within walking distance of two different parks. I am close to the shopping center, pharmacy, retail stores and almost every type and kind of fast food you could imagine."
