Some of the potential and more appropriate uses for this property other than R125 As-Of-Right uses and conditional uses (which include community residences and group homes), are (with required rezoning or with use variances approved by the Village of Ridgewood), 18 to 20 townhomes or age restricted townhomes, 45 to 50 apartments or age restricted apartments , mixed uses, assisted living facilities, nursing homes and transitional zoning uses . Another important and feasible use could be the NJ State Affordable Housing (considering the New Jersey State Fair Share Housing mandates, criteria, and requirements). The Village of Ridgewood Zones (AH-2 Affordable Housing District (190-18.3)) or (AH-3 Affordable Housing District (190-18.6) zones that exist today seem to be applicable and achievable zones for this property.
