Location
The location is both idyllic and practical. We are 3 miles from Brattleboro center, 1 mile from a shopping area with restaurants and stores, and a few minutes drive to access I-91 and New Hampshire. The house has direct foot access to several beautiful walking roads and paths, and is surrounded by hundreds of acres of forest and farms. There are many choices for hiking, snowshoeing or cross-country skiing. It is a 1-1/4 mile walk to pick apples at the 570-acre Scott Farm, and getting there takes you past Naulakha, the former home of Rudyard Kipling.

The space and features
This is a private, lower level apartment in the owner's home, designed by an architect and on 3 acres of forest. The house is on a hill facing a valley and mountain range, and the apartment has large windows on two sides that fill the space with this view and with natural light. Features include:
- Private entrance that takes you past a lush (in growing season) terraced garden.
- Picture-window views of the New Hampshire mountains to the east, where you can see the rising sun.
- Bedroom with queen bed, walk-in closet and desk.
- New, modern open plan kitchen, with fridge, induction stove top, over-counter microwave, countertop toaster oven and quartz stone counters.
- Living area with a couch that may be opened to a queen bed, and an Apple TV (internet TV, no cable TV).
- Internet with Wifi.
- Full bathroom.
- Direct access to the laundry area with washer/dryer, also used by the main house.
- Off-street parking on premises. Due to limited space, a 2nd car would be negotiable.
- Utilities are included in the monthly rental fee, including internet.

Sustainable home design
The vision for this 'high performance' home, and our reason for living here, is that it maintains a very low carbon footprint, while being comfortable, appropriate to the surrounding environment, beautiful and well crafted. The home has been featured in a number of design books and magazine articles.

The all electric home is 50% powered by rooftop solar panels. There is no fireplace or wood stove, and smoking is not allowed.
- Warmth is supplied by radiant floor heating.
- No fossil fuels are used in the home, for heating, cooking, hot water, etc.
- The house is super-insulated and has triple glazed windows.
- Whole house ventilation system brings fresh air into all the rooms.
- Hot water tank heats water using heat pump technology, which is more efficient than either gas or traditional electric.
- Kitchen cooktops are induction, which is more energy conserving than any other type of range cooktop
- Front-loading washer conserves water.
- We try to maintain good habits: Being prudent about water use, turning off light bulbs when not in use, and keeping thermostats at 70d or lower.

Access to this beautiful country home during winter requires a car with snow or all-weather tires to get up the moderately-steep drive.
