General Tenant Selection Criteria (a complete detailed list will be provided with application and/or request).
1. No pets, no smoking, and no illegal drug use.
2. Each adult (18 years or older) occupant must read and sign a residential applicant and tenant criteria form, and complete 3rd party application and background check.
3. Each applicant must have a current, government-issued photo ID (i.e., driver license, passport, etc.) and Social Security card with all numbers and security features plainly visible.
4. Each applicant must qualify individually or as a legal couple.
5. Tenancy will be granted to the most qualified applicant, based on our qualification standards, and compensating factors may be required for qualification if applicant falls short of meeting any of the qualification standards.
6. Criminal history reflecting felony conviction, multiple misdemeanors, offenses of a violent nature against either person or property, sex offenses, terrorist threats, or distribution of illegal weapons or substances at any level will be reason for denial.
7. Residential history will be verified and examine for the most recent 5-year period. Rental history reflecting unpaid past due rent, damages, fees, a history of excessive property damage, excessive noise, unruly behavior, failure to pay rent and/or to comply with the terms of the rental agreement, or eviction will be reason for denial.
8. Income and employment history for the previous 2 years will be verified. Income and employment that is unverifiable and/or not stable and equaling at least 3x monthly rent will be reason for denial.
9. Credit history reflecting a score lower than 650, outstanding debt in excess of $1000 that is not in a payment plan, or debt to previous rental property owners and/or utility companies will be reason for denial.
10. Tenancy will be granted to the most qualified applicant, based on our qualification standards, and compensating factors may be required for qualification if applicant falls short of meeting any of the qualification standards.
11. If approved to rent, qualified applicant must be able to pay first month rent, move-in processing fee, and a security deposit at time of move-in.
12. Failure to provide accurate or complete information during the application process is reason for denial.
