1. Lease Duration:
The lease term is month-to-month or any duration agreed upon by both parties beginning on June 1, 2024. Extension options may be available upon agreement by both parties.

2. Rent Payment:
Monthly rent is set at $3795, payable on the 1st of each month. Payments should be made via Landlord Studio.

3. Background & Credit checks:
Background check, credit check, rental history and employment verifications will be performed upon application via Landlord Studio. Screenings to be paid by applicant $40 per adult. (18 or older)

4. Security Deposit:
A security deposit of $3795 dependent on credit and background checks, is required before the lease commencement. This deposit will be refunded within 30 days of lease termination, less any deductions for damages or unpaid rent.

5. Utilities:
Electricity, water and trash paid by tenant, all other utilities are paid by owner, including, gas, and internet, unless otherwise specified in writing.

6. Maintenance and Repairs:
The tenant is responsible for maintaining the premises in good condition, and will be required to permit owners cleaner access to the property once per month for cleaning at tenants expense. Any repairs or maintenance required due to tenant negligence will be at the tenant's expense.

7. Pets:
No cats allowed. Small dogs permitted upon approval with additional pet rent, and deposit.

8. Smoking:
Smoking is Not Allowed within the premises.

9. No more than 2 vehicles allowed in driveway.

10. No sub-leases allowed without consent.

11. Termination of Lease:
Either party may terminate this lease upon written notice before the lease expiration date. Early termination fees will apply.

12. Entry for Maintenance and Inspection:
The landlord or authorized agents may enter the premises with 24 hours' notice for maintenance, repairs, or inspections.

13. Governing Law:
This lease agreement shall be governed by the laws of the state of TX.
