Fairly close to downtown Indianapolis as well. Very large basement. Comes with Washer/Dryer and Fridge and Stove. Also, property has an alarm system which will be paid for by the owner.

Two options:
First option: normal 1 year lease, month to month after. Rent increases by $50 per month per year

$1300 a month. Last month's rent + $500 security deposit due on lease signing. Will require a total of $3100 total to move in.

Owner pays for security system. Tenant pays for all utilities.

Pets require $100 a month extra and an additional $300 deposit each. No large dogs.

As an alternative tenant instead can do a lease option. $1300 a month on a three year lease. No last month or security deposit on this type of lease but a non refundable $7000 lease option payment (not optional) is required which would give lease owner exclusive rights to purchase house for $180,000 for the three year lease period.

Walkable to over 25 restaurants, 6 of which are microbreweries. A quick bike ride to historic theater and even more restaurant options. Fantastic for the cost of living here. Pot holes in Indy are BAD in winter time tho. But the paddle options (canoeing kayaking etc) nearby are fantastic! "
