THE INVESTMENT & LOCATION VALUE:
The vacant lot at 2203 30th St. previously had a home on it. The structure has been legally demolished by the city, and all clearance fees have been paid in full. This lot is completely cleared and ready for construction. Investors can build a second income-producing another rental property, or keep it and fence in as one big yard for the house or sell the lot off separately down the road for a profit.

PROPERTY CONDITION & DISCLOSURE:
The home at 2201 30th St. was recently tenant-occupied (January 2026) and to my knowledge still liveable, but it requires repairs such as
* Roof: Needs a complete shingle replacement and some plywood underlayment is soft in a couple areas. Shingles have been patched/sealed, there are still stains on ceiling from previous leaks from years ago and there are no known active leaks known at this time.
* Interior: 2’x4’ section of broken sheetrock in a bedroom. A rear double window was replaced with new drywall underneath, but the drywall needs final mudding, paint, and trim completed.
* Flooring: There is cracked tile in the bathroom, hallway, and kitchen area. Buyer to verify if it is cosmetic or if subfloor repairs are required.
* There was a frozen pipe incident in February, replaced the pipe under the house and currently water is turned off (by owner, not utility company) while vacant. There was one more leak found when water was turned back on inside the house (inside closet above the water heater) but can’t remember if it got repaired that day or if it still needs to be replaced, it’s easily accessible- just can’t remember if it got repaired. If it did get completed, to my knowledge, there are no other known leaks at this time.
* The gas main was damaged from the next door house being demolished. The pipe was fixed by licensed plumber and a pressure check was done and passed inspection for the meter to be reinstalled from the utility company. I do not have the gas meter installed so gas is not turned back on at this time.
SALE TERMS:
* Both Properties are being sold strictly AS-IS, WHERE-IS. Seller will make zero repairs, zero cosmetic completions, and will not do any further clean-out. Earnest money deposit required- non refundable. Inspection at buyers expense.
