The Tenant is responsible for paying all utilities associated with the property, including but not limited to electricity, water, gas, telephone, cable, and internet.

The Tenant shall keep the premises, including all fixtures, appliances, and furnishings, in good condition and promptly report any damages, malfunctions, or unsafe conditions to the Landlord. The Tenant is responsible for all repairs and maintenance, including those caused by the Tenant, their guests, or other individuals on the premises. The Tenant must obtain the Landlord's prior written consent before making any alterations, additions, or improvements. Unauthorized alterations will be deemed a breach of this Agreement. The Landlord may enter the premises for inspections, repairs, maintenance, or emergencies with reasonable notice.

The property is limited to a maximum of six (6) occupants. The rental property is for residential use only. Subleasing or assignment of this lease is strictly prohibited without the Landlord's prior written consent.

Pets are not allowed on the premises. Smoking is prohibited on the premises.

The Tenant agrees to use the property in a manner that does not disturb the peace and quiet of the neighborhood.

If the Tenant abandons the property, the Landlord may enter the premises without liability and take possession. The property will be considered abandoned if the Tenant removes their belongings and fails to occupy the premises for 60 consecutive days without written notice to the Landlord.

In the event of default by the Tenant, including but not limited to non-payment of rent or violation of lease terms, the Landlord may pursue all remedies available under Florida law, including but not limited to eviction and termination of this Agreement.

The Tenant is required to obtain and maintain renter's insurance for the duration of the lease term. The insurance must cover personal property, liability, and any other standard coverage that may be deemed necessary. The Tenant shall provide proof of insurance to the Landlord within 15 days of the commencement of the lease. Failure to maintain the required insurance may be considered a breach of this lease agreement.

Prior to the Tenant's occupancy, an initial condition inspection of the property shall be conducted. The Landlord and Tenant will complete a Property Condition Report that details the condition of the premises, including all fixtures, appliances, and furnishings. Both parties will sign and date the report to acknowledge its accuracy. This report will serve as a baseline for assessing the condition of the property at the end of the lease term. The Tenant will be provided with a copy of this report, and any discrepancies or damages discovered during the lease term should be promptly reported to the Landlord.
