New laminate flooring in the living room and hall. New sheet vinyl in the kitchen and bath. New carpet in the bedrooms. New paint everywhere and several windows are new vinyl dual pane. Don t let the outside fool you it is very nice inside. This was a large house that has been divided to provide for a front and back unit. Rooms are not huge but are comfortable, built in 1917. Washer and Dryer hook-ups in the unit but no appliances are included.Here are a few common questions I often receive when people inquire about the unit.1. Is it still available? Yes, if it is up on craigslist it is available, if you saw it on Zillow or another website it may not be available. 2. Where is it located? This rental is @ 216 E. Canton St Long Beach; CA 90806 This is the back unit! That means if you are standing at 214 E Canton you need to walk up the driveway to the back and you will see a back door. You are now at 216 E. Canton. Major cross streets are Spring and Long Beach Blvd. See map.3. Can I make an appointment to see? Yes, but I will have an open house on Saturday November 23rd from 10:30am till 4:00pm. I prefer to do it this way, as I do not live on the premises.4. Is there an application fee? No5. What are the requirements? Please no evictions or landlord filings, income 3x rental. Credit. (do you have an explaination about credit, let me know ie. Medical, divorce, etc).6. What is included? No appliances. There is separate meter for water, gas, electric, trash, and phone/internet/tv. FIOS is available in this neighborhood but verify with Verizon.7. What about parking? It is a shared driveway you will have to communicate with the tenant in front house, but it has not been a problem. No garage available, but you get a storage shed.8. Can I get an application? Yes9. How much is the rent? $800.00 eight hundred10. How much is the deposit? $800.00 eight hundred11. How much is it to move in? $1600.00 one thousand six hundred12. If I move in on the 20th of the month how much is it to move in? $1600.00 one thousand six hundred, your seconds months rent will be prorate, ie. Rent is 800/30=26.67per day 26.67xNumber of days left in the month = 2nd months rent. So move in 20th of November =10 days left in month. 10x26.67=260.70 due in January.13. When is rent due? No matter what day you move in it is due on the 1st.14. Are you the owner? No, he is my neighbor, I am giving him a hand on the rentals.15. Why is it so cheap? It is my neighbors rental and he set the price, he feels decent price = longer term tenant.16. Why do you prefer Texting? I work, I don t have to stop what I am doing to answer the phone, you can leave a message and I will do my best to return the call.17. Is it still available? Yes, see #1.18. You seem very matter-of-fact ie: an A$$ is it true? No, (well according to my wife, yes) I am easy to get along with and very helpful. I manage my own properties and worked for a property management company in the past, I am trying to answer regular questions before you call, and yes it is still available see #17 and #1.19. People living in the area clean up your messes and respect where you live. Owners should take time to take care of their buildings because not everyone in the areas deserve to live under a lot of your conditions. The sanitation department should do better at aiming for the opening where the crash goes because they leave piles of trash in the streets. I’ve had my fair share of homeless admirers strolling and hanging out in front of our gate. "
