6. Be responsible for the cost of repairing any damage caused by Tenant, Tenant's household members, guests, pets, or invitees, excluding normal wear and tear.
7. Maintain all utilities in Tenant's name and pay all utility charges unless otherwise agreed in writing.
8. Comply with all homeowners' association rules if applicable, community regulations, governmental ordinances, and applicable laws.
9. Not conduct any unlawful activity on the premises.
10. Not make alterations, improvements, paint, install fixtures, or modify the premises without Landlord's prior written consent.
11. Permit Landlord reasonable access to the premises for inspections, repairs, maintenance, showings, or emergencies as permitted by Florida law.
12. Not assign this Lease or sublet any portion of the premises without Landlord's prior written consent.
13. Maintain the yard, landscaping, and exterior areas, if applicable, including mowing, trimming, watering, and general upkeep unless otherwise provided in writing.

14. Replace HVAC filters monthly and maintain smoke detector batteries during the tenancy.
15. Surrender the premises upon termination of the Lease in substantially the same condition as received, ordinary wear and tear excepted.
16. Be liable for attorney's fees, court costs, collection costs, property damage, unpaid rent, late fees, and other sums due under this Lease to the extent permitted by Florida law.
Any violation of these obligations shall constitute a default under the Lease and may subject Tenant to termination of tenancy, eviction proceedings, damages, attorney's fees, and any other remedies available under Florida law.
