This cozy, garden level, unit is just blocks from City Park and Cheesman Park. We just finished the remodel including new kitchen appliances (including a dishwasher), tile, carpet, a bathroom with a large shower/ extra deep tub combo. Walk out the back door to a large, shared and fenced backyard with a dog play area, and a separate porch with seating and a BBQ for tenants.
Although this is garden level, the apartment sits half above street level, with a large window providing nice light to the bedroom area. LED lights provide good lighting throughout the rest of the apartment, and the yard is the perfect place to spend time outside (and garden, if that's your thing!).
Walk out your front door to grocery, restaurants, ice ream and coffee shops. Walk score of 74 and bike score of 95.
We own the building, and can answer any questions you have.
We charge $100/month for all utilities - electric, gas, water, sewer and trash. This represents approximately 90% of the actual utility bill for the property based on the relative square footage of the apartment (we do not make money on these charges). We do this because these services have a single meter for the whole building, and this allows residents to budget for a single, consistent amount each month (as opposed to splitting up utilities every month and charging them out).
General
We only consider applications after at least one applicant has seen the apartment, preferably in person. Virtual tours are available for special circumstances (like those moving to Denver from out of town). All adults who will live in the apartment must sign the lease, and satisfy eligibility requirements.
Credit requirements
All adults must have a minimum credit score of 625 and no collections or account defaults in the last 3 years.
Security Deposit: A credit score for any renter less than 675 requires 1 month's rent. Credit score for all renters above 675 requires 1/2 month's rent. Security deposits are fully refundable at move out if the apartment is left fully cleaned and in good condition.
Background check: We run background checks on all applicants who satisfy all other eligibility requirements, and consider the results in our decision process.
We consider applications as we receive them (assuming at least one applicant has viewed the property), however we may consider factors like credit, desired move in date or other application information for applications received in close proximity.
