This home is extremely large with
1950 ft. , very big driveway, big garage, & large backyard.
Spacious enough for a big growing family.
We are looking for immediate move in.

If their is exchange of any money towards rental of this property it is nonrefundable. So be sure when moving forward you have been truthful about your entire application, such as credit, employment, background, pets, and total amount of tenants moving in to home so that their are no misunderstandings from either party.

Exchange of any deposit towards the property are done in good faith that what is submitted on application is factual & the property will be removed from market within that timeframe.

We offer 2nd Chance Leasing for those that may require or need assistance due to compromised credit/background or rental history and we can help.
When a application does not look ideal with a great credit score and clean background, then some landlords won't consider the application & the cost of applying each time, which can be quite expensive adds up every time they are denied.
Many Landlords won't consider that a 2nd chance would be so greatly appreciated and needed but hardly given.
So we establish our 2nd Chance Leasing Program for just those applicants that have been disqualified and passed up, forcing some in housing that they are not satisfied with.
Our 2nd Chance Leasing program is not mandatory for any applicants who can demonstrate good credit/ backgrounds and rental history.

Here are the qualifications below......

1. Must make 3X the rent.

2. Must have combined verifiable monthly income of 3X the rent or higher ($5,700 monthly income) to qualify as a applicant with us & should be with current employer for at least 6 months or more and demonstrate consistent employment over the past two years without any long gaps of unemployment.

3. Verifiable 2 year previous rental history.

4. 2nd Chance Leasing Program - Will consider (a) No social security numbers (b) evictions over 1 year old (c) some criminal history such as felonies (some consider but not all). (d) bad credit issues like charge offs, bankruptcy & delinquent balances on credit history that some companies may have disqualified applicant from leasing a property in past and (e) income employment and rental history verification issues. (f) no established credit/rental history.

5. Acceptance under our 2nd Chance Leasing Program requires an additional NON-REFUNDABLE FEE EQUAL TO 1 MONTHS RENT IN ADDITION TO 1ST MONTHS RENT & DEPOSIT PRIOR TO MOVE IN.

6. No realty fees paid but a $100 courtesy fee will be given to any realtor that a client is referred and accepted under our 2nd Chance program.

7. Showings by appointment only.

8. Application fee is 65 per proposed occupant 18 years old and older & is non refundable.

9. A 100 administration fee will be added to any application accepted for move in to verify documentation of paperwork receiving keys & finalizing move in process.

10. If applicants have no
credit/background issues in question, then your move in cost does not require a FEE equal to 1 months rent in addition to all other cost.
This only applies to applicants with questionable credit/ background & does not apply to everyone.

11. Pet deposit is as follows:
Pets accepted case by case basis.
$125 fee plus $35 a month rent per pet.
If you have an emotional support animal we will require documentation from a doctor that will be verified extensively prior to accepting or approving any ESA animal & absolutely no certificates from Internet will be accepted.
If you have a service animal we will request an ESA letter or a Service Dog letter from your Physician that must be from a in State Doctor & no older than a year from date of letter.
As a landlord, we have the right to ask the tenant for a Reasonable Accommodation Form which would be filled out by the mental health professional that wrote the letter. Also Licensee verification through State portal will be conducted with all ESA.

2 year lease required.
