Within walking distance of restaurants, shops, parks, the Greeneway, SRP Park, and the Savannah River, this property combines historic character with an unbeatable location.

The property features three beautifully appointed one-bedroom, one-bathroom units, each currently operating as a successful short-term rental with a consistent rental history, offering immediate income potential for the next owner. Each unit showcases timeless hardwood floors, granite countertops, gas stoves, and oversized spa-inspired bathrooms complete with soaking tubs and separate walk-in showers, creating an elevated guest experience that encourages repeat bookings.

The side and rear units offer even more appeal with soaring vaulted ceilings and large, private fenced yards--ideal for outdoor entertaining, relaxing, or accommodating guests traveling with pets. In addition to the three residences, the property also features a massive detached garage/workshop with a concrete floor, providing abundant storage, workspace, or the potential for additional income-generating uses.

Major capital improvements have already been completed, providing peace of mind for years to come. Electrical has been updated to 2026 code, the HVAC system was replaced in 2026, the privacy fence was replaced in 2026, and the roof was replaced in 2019. A newer high-capacity gas dryer and high-capacity washer, installed in 2026, are also included.

Whether you're looking to expand your investment portfolio, continue operating a thriving short-term rental business, or live in one unit while generating income from the other two, this property offers outstanding flexibility. With its proven income history, extensive recent updates, premium finishes, and prime walkable location in one of North Augusta's most desirable neighborhoods, this is a rare opportunity for investors and owner-occupants alike. Continue the successful short-term rental operation, explore long-term rental potential, or make one unit your own while letting the property help pay for itself.

  • Ashley Bales
"I believe that dog owners would like that the yards in my neighborhood are very large. I believe that dog owners would not like that my neighborhood is close to the interstate. If dogs got out and onto the interstate it could be really bad."
  • Ashley Bales
"I do not think that there is a whole lot that makes my neighborhood unique. It is near the interstate. It is in a wooded area. There is not a lot of traffic on my road. People are kind, but mostly keep to themselves."
  • Hollycorrine.01
"A lot of loose dogs in the neighborhood. Overall, a safe environment if you have a fenced in backyard"
  • Mariecole468
"It’s pretty central to the bigger metropolitan towns like Aiken or Augusta, about the same distance from each. "
  • Krystle Scott
"I really can’t say. I don’t have any kids so I’m not sure but it’s definitely safe as a single woman living here."
  • Ashley Bales
"People walk their dogs in the neighborhood a lot. You don’t have to abide by any rules. Obviously, if your dog poops in someone else’s yard, you need to pick it up."

  • Virginia B.
"Decent. Not bad. Not the shortest but not the longest. Traffic isn’t bad for the most part. Everything else is close."
  • O_navedo
"This is a very safe and family oriented city. Neighborhood stead are always well kept, neighbors are always friendly and houses are beautiful. The cost of living in North Augusta is low with property taxes being affordable, and this was one of the factors that appealed to us. House prices are average comparing to neighboring cities like Evans and Martinez in Augusta, GA. There is significant new construction in the area, specially off of Exits 1 and 5 on I-20. Downtown restaurant are great and varied and the new baseball park off the river is a great attraction. Downtown Augusta and all the night life is just minutes from North Augusta. Over all, North Augusta is a great place to live and raise a family."
  • Kittykat131418
"I’ve lived in this neighborhood for over 6 years. The neighbors are great people, if you ever really need something or help they are ALWAYS there for you and your family."
  • P.lagasca
"Everything is a short drive away and the interstate is very close. ti is a clean and safe environment "
  • Chris H.
"Halloween is a time for community Trick-or-Treating. Most people put lights up during Christmas time. We live near the Greenway, a public walking trail, and it is nice to walk less that five minutes to enjoy the outdoors. "
