Built in 2018, this large spacious 3/2 custom home has an open living space configuration with 9' ceilings in all the rooms. Central AC and Heat. It's an extremely energy efficient home so your electricity bill should be minimal. It has three large bedrooms. Two of these bedrooms have their own walk-in closets. There are also extra closets outside of the bedrooms for storage. Both bathrooms are oversized, and it has its own large utility room that comes with a fairly new W/D. The kitchen and bathrooms are all very modern. This home has a fenced in backyard with an attached two car covered / attached carport. This home has both a large covered front porch and an extra-large covered side porch as well. The home has it's own 1/2 acre fenced yard.
The total area for this property tract is 3 acres in total. The entire area has its own privacy fence and its own privacy gate which is controlled by the 3 tenants. The home is located inside of this 3 acre tract. Each home has their own fenced yard. This house has commercial vinyl strip flooring. The house is within 1 mile from downtown Coldspring and less than a half mile from the high school.
This is a non-smoking house, and it is pet friendly to small dogs and cats. There is a nonrefundable pet deposit of $250 per pet. The house is on its own septic system and has its own dedicated water line. Sorry, no non-working vehicles.

Length of the Lease - Every lease in this tract started as a 6 month lease, and has goes month to month after that period. The other tenants have both been here for several years.

Smoking Policy - This house is a non-smoking property.

Pets - There is a limit of two small pets. If the tenant has no pets but wants to add a new pet after the lease has gone into effect, the pet has to be approved by the property manager first. There is a non-refundable pet deposit of $250 / pet.

Financial Requirements - The tenant is responsible for the 1 month security deposit.

What you're Not allowed to Bring with You - I don't allow storage of campers, non-working vehicles, trailers or work equipment to be stored on the property other than personal automobiles or a company truck.

Yard Maintenance - every tenant is responsible for their own yard maintenance. This can be done by the tenant or, mowing service.

There are already two great neighbors inside of this 3 acre trat which adds security to the property. I am a no-drama property manager and I work to keep every property in great condition and operational. I'm looking for tenants to stay 2-5 years and take great care of their new home. I do require a background check and a credit check as part of the lease process. I always give preference to teachers and school administrators. The new tenant will be responsible for keeping their property clean, uncluttered with a mowed yard.
