Must give 30 day notice when moving. No smoking in premises! No parking on grass only in driveway. No subletting. Rent is due 1 st of month if late $75.00 late fee will apply. Visitors can't stay no more than 3 days. No illegal drug use allowed on premises. There will be a lock charge & cleaning fee when moving out. No painting or making changes to the property without written notice or permission from landlord. If canceling lease or breaking lease before it expires there will be a fee of 3 months rent. If tenant doesn't get renters insurance owner will not be held liable for any loss or damages. Attorney fees will be paid by tenant if any legal action is necessary. If a refrigerator is requested by the tenant landlord will provide one but will not be held responsible if the refrigerator breaks down and there is food loss that will be entirely the tenants responsibility. Landlord will not be held liable for that. If plumbing becomes backed up whether it's in the kitchen or the restroom, it will be the responsibility of the tenant if they have thrown stuff that should not be thrown wether it being in the toilet or the bathtub or the sink such as hair, grease stuff that should not be put there. It will be the responsibility of the tenant to pay the cost of the plumbing fee. Landlord will not be held responsible if tenant does not get renters insurance for themselves.!
