About this House

2017 Fieldview Circle: 3 Bedrooms/2 Baths – Formal Living and Dining – separate Den and Kitchen. Large washer and dryer area off the kitchen. Includes a butler’s pantry area. The property is not occupied and the interior may be seen easily from outside.

The interior was demolished in September 2013. The walls have re-taped and floated and have been painted a pale cream with white ceilings. The large cozy fireplace is a burnt red / splashed with cream brick and a long hearth. The kitchen ceiling was raised to visually deliver a more current look. We also removed a wall to open the den and kitchen; it’s very bright and flowing. We also added a new direct entry into the house from the garage for easy access to the house.

The Master bath and closet have been reconfigured including pocket doors for more room and privacy. There is a new tub, toilet and tile in the guest bath. There are new 6 panel raised doors throughout. One of the best features is all new Anderson Energy Efficient windows and French doors to the patio; from Home Depot with full warranty. Newer air conditioner (4 seasons ago) and new water heater 3 years ago. The fence needs new posts and some panel repairs.

The house is structurally and foundationally sound and in great shape. The house just passed a foundation inspection. We have an excellent Metro Tex Foundation report in hand. The grass and yard are in great shape. The beds have been turned and the soil has been amended. They ready for new plantings.

To be completed the house now needs these finishing touches: Kitchen cabinets, counter tops, and appliances. Master bath shower is ready for tile, and both bathrooms need cabinets and lighting. New carpet and tile will complete the job.

The property is being sold as is. There is no allowance or adjustments for completing the work.

My parents bought this home new in 1977. They are elderly, need my full time care and cannot live alone. I don’t have time to complete this project, and care for my parents.

Will sell for a net sales amount of $114,500. Seller will not pay brokerage, fees, points or closing costs. The ability to close in 7 days is important. This eliminates bank financing due to their slow processes.

Closing and title work must be done by North Texas Title Resources in Denton. $5,000 earnest money required.
