Rent to income ration generally is 1:3 with 650+ credit score.
Dogs only under 20 pounds are accepted, and two pets only, please.
You maintain all utility accounts in your name.
No smoking inside.
The undeveloped back yard and deck railing may not be suitable for children. Pviewablr in photo. The undeveloped slope has uneven footing with rocks and dips, and there may be stinging nettle. We repair/replace things that malfunction, but lease holders are responsible financially for damage/neglect.
Renter insurance is advised as the property policy doesn't cover content. We maintain yard monthly. We occasionally will be onsite on the same ground floor and you may hear us working at reasonable hours. We will let you know before.
Payments will be through either Zillow, ACH and Venmo as long as they continue to charge no fees.
