LEASE TERMS

Lease Terms and Conditions

1. Alterations and Modifications
No alterations, additions, or modifications to the property are permitted without prior written approval from Property Management (PM).
2. Occupancy and Pets
No additional occupants or pets are permitted to reside at the property without prior written approval from PM. Unauthorized occupants or animals will constitute a lease violation.
3. Utility Charges Multifamily Properties
Tenants residing in multifamily properties are responsible for a monthly utility charge of $50.00 for water, trash, and sewer services.
4. Utility Billing Single-Family Properties
For single-family homes, PM will provide the Tenant with the monthly DPU bill, which shall be paid in full by the Tenant upon receipt.
5. Smoking Policy
Smoking is strictly prohibited inside the property. Smoking is permitted outdoors only.
6. Pet Waste Removal
Tenants with approved pets are responsible for promptly cleaning up and properly disposing of all pet waste. Failure to do so will result in PM hiring a third party for cleanup services, and all associated costs will be charged to the Tenant.
7. Lawn Care and Snow Removal
Tenant is responsible for maintaining the lawn and performing snow and ice removal in accordance with local ordinances.
8. Late Rent and Legal Fees
If rent is not paid and an eviction action is filed, Tenant must pay all outstanding rent, late fees, court costs, and legal fees totaling $452.00 in order to halt the eviction proceedings.
9. Prohibited Activities
Drug-related activity of any kind is strictly prohibited on the property. This includes, but is not limited to, the cultivation, distribution, or use of illegal substances, including the growing of marijuana plants inside or outside the property.
10. Electronic Payment Fees
If Tenant elects to pay rent through third-party payment platforms (such as CashApp, Venmo, Chime, or similar services) that result in transaction or transfer fees to PM, Tenant shall be responsible for any and all associated fees.
