10 minutes from downtown Lancaster or downtown Lititz. 40 minutes from Harrisburg Airport. 5-10 minutes from numerous grocery stores, the public library, polling places, parks, religious congregations, and the LGH-Penn Health Campus. 10-45 minutes from 4-5 large hospitals.
2. Wonderful Neighbors.
A few neighbors are first-owners - from 1964. Most homes have welcomed several owners over the past 50+ years. A few neighbors use fences, but most yards are open. Families with children, empty-nesters, and singles.
3. Great Community - Manheim Township.
Great schools - 1/2 miles from elementary, middle, and high schools.
Township government - excellent leadership, future-oriented.
People - diverse views and experiences - economically, educationally, politically, religiously.
4. Well-built House.
This 2 story colonial home (1964) is now like 2017. Hardwood floors throughout. Four bedrooms. Master bedroom has en-suite bath and walk-in closet. Kitchen-with-island includes french-doors-over-freezer refrigerator, electric range, disposal, and built-in microwave and dishwasher. Family Room features a brick, wood-burning fireplace. 2 1/2 ceramic tile baths. Rear deck (500 sq. ft.) has 2 levels. Walk-in attic (400 sq. ft.). Energy efficiency upgrades: R-30 ceiling and R-18 wall insulation. Water: public with 1.5 liter toilets, water-saving shower heads, and pressure regulator. Pella 350 double-hung, tilt-out windows with screens throughout. (No storm windows to clean!). Four Thermacore fiberglass exterior doors. Hot water baseboard heat from gas-fired Thermo-Dynamics boiler with hot water coil. (Even big families never run out of hot water!) Four heating zones (Basement, Family Room, 1st Floor, Bedrooms). Central air. Thirty-year fiberglass-asphalt shingle roof. Frost-free exterior faucets. GCFI circuits for exterior, baths, kitchen, laundry, furnace, garage, and deck. Large unfinished basement (1100 sq. st.) with outside exit door. Radon remediation. Washer (2015) and dryer (unknown) included. LED and fluorescent lamps in high-use fixtures. Mature trees (2 White Oak, 2 Silver Maple, 1 Japanese plum, 1 Red bud, 5 Leyland Cypress). Smoke and CO detectors throughout.
