The land has been historically logged so it features a healthy mix of grassy pasture and sage brush meadows along with pine tree cover in the east half and throughout the southern half of the property - the perfect combination of feed and cover for elk and deer. The build site is the perfect spot to park your RV, or for a small cabin. Plus, no covenants! This parcel is accessed off of I-15 from either the Bernice exit from the North (towards Boulder, MT & Helena, MT), or the Elk Park exit from the South (towards Butte, MT). It is approximately 11 miles from either exit on 9 miles of quality paved and gravel road, and then two miles of a smaller dirt road that has been significantly improved. It is a 30 minute drive from Butte, MT. Maney Lake, Lowland Creek, and the Boulder River are all quality fisheries nearby. Properties are located behind a locked gate.
