3. Explanation of Charges
Security Deposit (C.R.S. 6-1-737(3)(b)(I): Refundable if no damages occur during the lease term. * Outstanding collections, evictions, bankruptcy, repossession, liens, judgments, or other negative credit items may result in additional deposits being required by the owner up to a maximum of 2 times the monthly rent amount.
Renter's Insurance - Tenant purchasing their own renter's insurance policy. Not required by landlord but highly recommended.
Pet Deposit: Refundable if no damages occur during the lease term.
Trash Fee (C.R.S. 6-1-737(3)(b)(III): Paid to waste provider for waste collection services. Waste Provider of choice, unless specific provider is required by Homeowners Association/Metro District.
Taxes & Utilities: Not included in Total Price; subject to provider rates.
NSF Fee: Charged to the Tenant if any Tenant payment to Landlord is declined by a banking institution or cancelled/rejected for any reason.
Month-to-Month Fee Charged to Tenant monthly in addition to base rent if the Lease is a month-to-month Lease or becomes a month-to-month Lease after expiration of the Lease Term
