Four nearby cities are within 10-20 minute drives all in different directions, with populations of about 1000 (Marmaduke), 2000 (Rector), 12,000 (Kenneth, Mo.) and 20,000 (Paragould). Local amenities include grocery stores, schools, dental, medical, churches, etc... Mostly conservative local and state governments, minimal regulations and low taxes. Choice of 2 local school districts and 1 private Christian school (Paragould), but the setting also is very conducive to homeschooling, and there are several homeschool groups in the NE Arkansas region (Paragould and Jonesboro).

The structures on this property were all built in the 1960's, but have had several modern updates and are being actively maintained and renovated. As an old homeplace, it needs a family that is comfortable with DIY and can continue with improvements if needed. Price as of September 2023.
