The following requirements are needed to determine acceptance on our rentals:
1. Nonrefundable application fee of $50.00 per adult applicant.
2. Verifiable employment (show pay stubs, W2 , or bank statements. Monthly gross income 3 times the amount of rent.
3. Verifiable rental history.
4. Outside smoking only.
5. Dogs, cats allowed at landlords discretion.
6. Proof of renters insurance required.
7. Full months rent and deposit due prior to move in.
Second months rent will be prorated if applicable.
8. A $350.00 deposit is due at the time applicant requests to proceed with application process.
9. If for any reason application is not approved, the $350.00 deposit will be returned. If applicant is approved and does not sign contract the $350.00 deposit will be forfeited.
10. Applicant will be required to sign contract within 24 hours of application approval. The $350.00 deposit will be applied
to the move in.
11. Please note that insurance company will not allow trampolines, above ground pools, fridge or freezer in the garage and pets that can be perceive as dangerous.
12. Tenant pays for all utilities.(water, gas, electric, yard maintenance).

    "I lived out of city limits for 6 years. Kingman was once a little town with Stockton Hill Road once being two lanes and all dirt. In coming back now after a 3 year absence, I can't say I am much impressed. The drug problem is still widespread, Birdland looks worse than ever, and houses are being built as fast and as close together as possible. But where are good paying jobs? Where are cultural experiences? Where is diversity? Where is industry and city planning? Kingman has potential, but the sudden influx of those fleeing California shows the town is growing out, not up. Kingman needs long range goals to retain its new residents and attract others. I hope the next time I visit for a sustained period of time that I feel better about this town. "
