About this House

193 Palm, Spring Branch, Texas. This is a Beautiful Premium Oversize in the corner lot that backs up into a Preserve Area in this Canyon Lake, Guadalupe River Subdivision.

Canyon Lake Boat Ramp #11 (A1: Rebecca Creek) is the only lake and river access for 6 Miles. It is 1 of only 15 Comal County` public boat ramps to the Guadalupe River and Canyon Lake. See more info below at the bottom as described by Texas Parks and Wildlife.

A Subdivision WITH A BOAT RAMP is something that you need to look for when deciding where to build. DON'T UNDERVALUE THIS feature because when you live in the hills you want simple access to the water.

This is a beautiful property and I did not purchase this particular lot by chance. I carefully picked it when there was mostly empty lots in Cypress Cove. This lot embodies the natural beauty of this subdivision.

This lot is close to the Boat Ramp, Pool and Clubhouse.

HOA Dues are a nothing but $24 per year.

Very few Lots are available with this kind of access to the Guadalupe and Canyon Lake at any price.

FOR MORE INFO CALL THE OWNER at the number listed by where it says "Listing Provided by Owner".

Building Guidelines and Pictures go to Cypress Cove HOA website by scrolling straight down and click "See listing website" next to the phone number under where it says "Listing Provided by Owner" near the bottom of the listing page.

Building Guidelines are in Deed Restrictions for section 5.

Peace and quiet abounds, white-tail and axis deer are abundant, as are fox, raccoons, armadillo, o’possum, rabbits, ring-tail cats, many songbirds, coyotes and even mountain lions are seen occasionally."
  • M56irsul
