Small but super sunny, private, and recently remodeled, this little gem is located less than two blocks away from Berkeley's iconic district formerly referred to as the "Gourmet Gh--to." The amazingly bright and cozy studio is thoughtfully designed and has windows in 3 out of 4 walls plus old school wooden French doors that open into a private deck, brick patio, and shared yard oasis. The apartment features a "storage foyer", new kitchen, new pedestal sink and toilet, refinished hardwood floors, and is freshly painted with a modern grey accent color. Very sought-after location in a quiet and peaceful North Berkeley neighborhood with tree-lined streets a bicycle boulevard. Off street parking is also available for an additional fee.

HOME DETAILS:
- Newly refinished wood floors in main living space and storage room plus new linoleum in the kitchen. The bathroom and shower stall are tiled.
- The kitchen has brand new cabinets, granite countertops, stainless steel sink and faucet.
- New 20 inch 4-burner gas range w/oven.
- Studio is almost always warm due to the sun-drenched windows, but there is also a floor heater and/or Vornado for use as-needed. Also of note: three out of four windows have custom cellular blinds that are both top-down and bottom up. We are in the process of replacing a couple windows when done, 4 out of 5 will be double-paned.
- French doors open to a private brick patio area and side yard. A large shared yard with a patio/table area, a raised bed and additional space for gardening, plus two lemon trees is also accessible to all tenants and has great potential for those with green thumbs. The upstairs tenant has their own private deck so rarely use the yard. The tenants in the front house
- The studio can be accessed by walking along either side of the house, has one entrance (through French doors) from the backyard and a 2nd entrance from way up the driveway; hence the studio is very private/quiet and far removed from the street.
- The studio is basically one room with kitchen in one corner, and a narrow hallway leading to a full closet and small bathroom.
- The garden studio is one of three units located in this classic Berkeley home. A second small studio is located at the rear of the building directly above this unit and it is primarily rented out to visiting professors who stay a minimum of a month at a time. The front unit is rented out to a small family. All three apartments share laundry facilities.
- A second room (we are referring to it as a storage foyer because it will most likely be used for storage but can also act as an entrance to the studio) is separated from the main space by a locking door, but is also the accessway to the shared laundry (1 full sized washer and 1 full sized dryer) for the tenant who lives above the studio.
- Utilities (water, gas, electric, garbage, and laundry) are $75/month (for single occupant) or $125/month (for double occupancy). There is an option to share wifi with the rest of the house for $25 via Sonic if you find the signal is strong enough for you.
- Parking for one car is available at the very top of the driveway for an additional $75/month. However, it's a long and narrow area between our house and our neighbor's house backing out takes concentration and skills, especially for larger cars.

COMMUNITY/NEIGHBORHOOD:
North Berkeley's district formerly referred to as the Gourmet Ghetto is a lovely pedestrian-friendly shopping district which is home to independent stores, yoga studios, coffee/tea shops, and especially known for it's restaurants Chez Panisse and Cheese Board Pizza Collective in addition to many others. The tree-lined neighborhoods are great places to walk, eat, shop, and bike and conveniently located to UC Berkeley too.
Within five blocks is Trader Joes (on University Ave) and Safeway (on Shattuck Ave) or head slightly further (1.2 miles) to the fabulous Monterey Market. Both North Berkeley AND Downtown Berkeley BART stations are nine blocks away; the walk to North Berkeley BART is along a delightful greenway and includes a casual carpool pickup location for free transit to SF. In addition the FS transbay bus stops on Shattuck, less than 3 blocks away. Another active independent shopping district filled with shops/galleries/cafes/restaurants is located nearby on Solano Ave (1.2 miles).
A myriad of parks are also close by including:
- Ohlone Park and greenway (2 blocks and it includes a dog park)
- Virginia-McGee Totland Park (2.5 blocks)
- Live Oak Park (8 blocks)
- Berkeley Rose Garden/Cordonices Park (1.2 miles)
- Indian Rock Park (1.3 miles)
- Glendale La Loma Park (1.5 miles)

    "I lived here for 5 years and it's a great area for families. There are lots of resources and events for everyone: the farmer's markets, the schools are great, lots of daycare options and playgrounds for little ones. The student presence is diminished due to the high cost of living in this area, but not gone. The cultural vibe is similar to most of Berkeley, great most of the time with the occasional run-in with an entitled former hippy who elbows you out of the way to get at their organic melon at Monterey Market. For some reason, everyone thinks they can cross the street whenever and where ever they please. Otherwise a great area for food, evening strolls and hanging out with the family"

    "I've lived here since 1987. Buying a home here was the best thing for me and my family. We live a 10 minute walk to North Berkeley BART and to great bus transportation on San Pablo Ave to both San Francisco and all parts of the East Bay. Our street is very quiet with good neighbors. Berkeley Adult school offers lots of interesting day, evening and weekend classes. Acme bakery has the best bread and Cafe Leila's outdoor patio and excellent food are always worth a visit. Monterey Market is not far and Solano Avenue and 4th Street shops are just a short drive. Cedar Rose park is also an easy walk for a children's play area and grassy fields for soccer, volleyball or just picnicking. Northwest Berkeley offers the best living for middle income families who want a safe, friendly, clean and accessible place to make their homes."

    "We moved here from San Francisco's Richmond District and in comparison, there leaves a lot to be desired. I am not accustomed to TRASH being littered everywhere. Little Caesar's pizza boxes and Popeye's trash is found everywhere around here. The worst is after garbage day, when people put whatever they want on the corner, hoping the garbage truck will haul it away but they don't, so it stays on the corner for weeks. Traffic on either University or San Pablo can be horrendous on weekends, so you need to be savvy about using side roads to get around by car or bike. Parking can also be a hassle, especialy when the Casa De Cultura has classes or events going on. On the positive side, I'm within walking distance to Fourth Street shopping, like Sur La Table, Benefit Cosmetics, M.A.C. Cosmetics, Anthropologie, and Paper Source. There are decent restaurants within walking distance, like La Mission, Kabana, Your Place Thai Cuisine, Priya Indian Cuisine, Lanesplitters Pizza, and others that I have not tried yet (Local 123, Luca Cucina Italiana, The Cheese Steak Shop). I'm within walking distance to 2 bars: Albatross Pub and Acme Bar so there's some nightlife around here. I've found that I can walk around the neighborhood safely, which is important as a young woman. There are bike routes nearby, which can take you to the Berkeley Marina, Emeryville, downtown Berkeley, or Albany in mere minutes. I also like being a 10 minute walk from North Berkeley BART station, since it beats sitting in traffic on I-80. It's not as clean (amazingly) as our old neighborhood and we're no longer a 10 minute walk from a national park like we once were, but we do like our new neighborhood, flaws and all. "

    "I've lived in several locations around this area, for over twenty-five years total. I like it, but as far as 'safety,' there's more to safety than sheer violent crime, such as people who patronize the University/SanPable area shops, and wander around in the general area. You will definitely see more displaced and/or seedy individuals walking up and down Berkeley Way and Hearst - streets very near University, than on streets farther away. In addition there have been more real prostitute and drug rings on both streets over the last twenty-five years than farther away. My kids have tended to avoid those streets up to Sacramento - telling me about these things themselves over time. In general it's a safe area, but don't be too naive to believe the University and San Pablo corner doesn't influence things for the worse at times for nearby residents. "
