The Hubbard Ranch has documented pre-1914 water rights and riparian rights out of Thomes Creek. The main ranch has a backgrounding feedlot with approximately 800 feet of bunk space to accommodate approximately 500 yearlings. The working corrals consist of multiple pens, a 15,000 lb. certified pit scale, hydraulic squeeze chute, working alleys and loading chute with a handling capacity of 6 to 7 loads of cattle. The livestock facilities have been designed for streamlined efficiency and have been maintained well. The entire property has a fenced perimeter defining the property lines. The homestead, built in 1994, is well maintained and fully landscaped giving it a park like setting. The home consists of 2,364 sq. ft with 3-bedrooms and 2 and a half bathrooms. The home has been remodeled with plenty of comfortable living area. The home has a knotty pine cathedral ceiling, a newer ac unit, was painted two years ago, new windows, new master bath, and a new electrical panel. The property is also improved with a shop, horse barn, hay barn, round pen, and roping arena. Recreation on the property consists of hunting for deer, wild turkeys, dove and predators.

It would be a good area for urban renewal if they had such a thing in Tehama County. In the summer one good fire would wipe out 3/4 of the homes there. It is sad because it could be a lovely area, and there is basically only one way in and one way out."
