Rare opportunity to own a historic Independence home on 2.2 acres of level ground with an abundance of mature trees and gardens, beautifully situated in a serene setting. Only the second time it has been placed on the open market in over 150 years, this home was built in the mid -1800's and owned by the same family till 1997, when a couple purchased it and made renovations. According to the previous owner, who purchased the house from an original family member, the back part of the home was built in 1843 and the front part in 1870 (Jackson county assessor lists the build date as 1880). The couple then removed the lathe and plaster, updated the electrical, added insulation and drywalled the interior, working around the original wood moldings. They added the current vinyl windows, siding and replaced the roof. Original woodwork (see the front door!) and wood floors are just waiting for refinishing. Note the cornices and dentil molding outside, the original plaster medallions around chandeliers and the front staircase and handrail. The kitchen boasts loads of room with a huge fireplace and built-in china cabinet. We think the rooms behind the master bedroom would make an ideal master bathroom and walk-in closet. It has central gas heat so it has duct work in place. The abundance of windows and mature trees provide nice air flow and shade for the house. Among the trees, you will find many large maples, black walnut, sweetgum and more. There are 2 weeping mulberries which are said to have been planted in 1900, still living in the front yard. The large garage/workshop was built in 2001 w/concrete floor & electricity. About 1.4 acres are fenced w/ another .8 acres on the east side of the property. This is not a small project but has the ability to become a masterpiece when it is finished! Let your imagination run with the possibilities! The owner is selling the property as-is and welcomes inspections but will make no repairs and will haul off no other items for disposal. 2023-04-06
