Tenants are responsible for all utilities and local service charges, including electric, gas, water, city sidewalk fee, and storm water. Trash and recycling pickup is also the tenant's responsibility to establish and maintain.

We take great pride in the condition of this home and expect tenants to help keep it that way through basic day-to-day care. Here's how maintenance responsibilities are divided:

Tenant Responsibilities Minor Items
Tenants are responsible for routine minor upkeep, including but not limited to: Light bulb and battery replacement (smoke detectors, carbon monoxide detectors, doorbells, remotes), Air/furnace filter replacement (landlord will supply filters; tenant is responsible for timely installation on a routine schedule) Keeping drains clear of hair, debris, and buildup, Pest prevention through proper housekeeping and food storage (Landlord has quarterly Pest Prevention Services), and touch-up cleaning of appliances, vents, and exhaust fans. Any repairs or maintenance needs resulting from tenant negligence, misuse, or failure to perform routine upkeep will be the tenant's financial responsibility. This includes things like damage from unreported leaks, clogged drains due to improper use, or appliance damage from neglect.

Landlord Responsibilities
The landlord will handle repairs and maintenance resulting from normal wear and tear, mechanical failures, and items beyond the scope of routine upkeep. Tenants are expected to promptly report any issues delays in reporting that result in further damage may shift responsibility to the tenant.

Yard & Exterior Maintenance
Tenants are responsible for maintaining the yard and exterior grounds. The property is part of a town covenant community with established appearance and upkeep standards all tenants will be required to agree to and abide by these community guidelines. Any fines resulting from non-compliance with covenant standards are the tenant's responsibility.

Landlord Responsibilities
Annual sprinkler system inspection and maintenance will be covered by the landlord.
