About this House

This turn-key equine property is in Jackson County, Oklahoma, just a couple of miles north of the Texas line on Highway 6. The current owners have had the place for eleven years now and have meticulously remodeled, upgraded, built on to, and expanded the capabilities of the property. It includes a beautiful home and large horse barn, all on 3.25 +/- acres of space (pending survey), but up to 36 total acres can be purchased.

RANCH HOUSE:

The house has approximately 2500 sq ft of space and includes three bedrooms, three full bathrooms, a living room, dining room/den, kitchen, and separate utility room. It has a brick exterior with Austin stone accents. In 2004 when the owners bought the place, they immediately updated the house with new windows, Berber carpet, and stone tile. Plantation shutters and crown molding were installed throughout the house as well. In 2007, more improvements were made with two new CH/A units, a new metal roof, new septic tank and lateral lines (4 lines), all the walls and ceilings in the house were retextured and painted, the hall bathroom was remodeled, and custom interior doors were installed. A large master suite was also built at this time, which has two walk-in closets, a private exit to the back patio, and a southwest style bathroom with dual sinks, large walk-in shower, and jetted soaking tub. The other two bedrooms are good sized rooms, and one of them has two closets. The other two bathrooms are large too, with long vanities and shower/tub combos.

The kitchen has a stainless steel dual electric oven, electric cooktop, and a small eat-in breakfast bar. It opens up to the living room, which has a wood burning fireplace and its own built-in entertainment center. A den with dining room area provides additional living space in the house. The utility room in the back has its own sink. There are two water heaters – one for the utility room, kitchen, and back bathroom, and one for the other two bathrooms. The house has a two car attached garage on the west side of it. One interesting feature here is that the house is set up to hook up a generator directly to the electric system to power the whole thing, if power is ever lost through a storm or other event. The house is also extremely well insulated, and every room has a ceiling fan.

At the back of the house is a long 13' x 70' covered concrete porch, with big Austin stone columns, recessed lights, two ceiling fans, and outdoor speakers wired into the living room entertainment center port. An in-ground concrete cellar is located just off the porch too. There is a backyard with some trees, and with no fences, it opens up to the views across the surrounding countryside. This backporch/backyard area would be a great place for entertaining friends and family. A sprinkler system with a timer is used to water all the trees and flowerbeds, but not the lawn.

HORSE BARN:

In 2007, the owners built a 70' x 100' horse barn. The construction is of I-beams and sheet metal. Five pipe horse pens were added underneath the covering, each measuring 15' x 30'. Water is piped to each pen and distributed via small mounted water troughs, with floaters. Sand was hauled in as well. There are a couple of frost free hydrants in place. The barn has a feed storage room, big enough to store 100+ small square bales. The owner also built a 16' x 8' tack room with a concrete floor, and a 16' x 23' shop area with a concrete floor, with two 220 outlets in place for a welder and air compressor. This room is insulated as well.

There is a small concrete slab where a wash bay used to sit. Both the house and barn are hooked up to the Harmon County Co-op water system, which is metered. The house and barn have separate electric meters.
