Seeking responsible tenants, and good neighbors (we live upstairs), for our cute and cozy 2 bedroom, 1 bathroom, downstairs apartment. Available 7/1/22 for annual lease. Apartment comes unfurnished, but we've included some pictures of how the current tenants have furnished it so you can get a sense of how that looks.
Apartment includes:
 - Dishwasher and five burner gas stove/oven.
- Bedrooms look out onto beautiful shared large backyard and garden. Gardeners are welcome to enjoy this space, and the prolific lemons, greens, flowers, and herbs.
- Shared washer and dryer.
- Full driveway for off-street parking. Additional on street parking is easy.
- Full garage.
- Quiet neighborhood close to transit and great neighborhood amenities.
 Please note: bathroom has only a shower, not a bathtub.
 Rent includes high speed internet.

Unfortunately due to allergies we are unable to have cats live here :(
Easy freeway access and convenient to transit: 15 minute walk to North Berkeley BART; 5 minute walk to the Transbay bus stop; 10 minute walk to Amtrak; accessible to many AC transit bus lines; 15 minute bike ride to UC Berkeley.

Conveniently close to great markets such as Berkeley Bowl West, Monterey Market, Whole Foods Gilman, and lots of international and specialty grocery stores. Many and diverse restaurants, bars, coffee shops, and retailers on 4th Street and along San Pablo and University Avenues; West Branch Library; parks; cultural centers, etc. 15 minute bike ride to UC Berkeley.

Rent is $2,750/month. Move in cost is 1st and last month rent + $1,500 security deposit = $7000. Tenant pays for all utilities except garbage and internet.

A dog is allowed with additional $500 security deposit. The dog must be non-destructive, and friendly with other dogs and children.

Please no smoking of any kind; no drugs. We also require you have renter's insurance. If you don't have this already, it's easy to get, and typically costs about $15/month.

We'll have an open house on Sunday, April 24 from 1:00pm - 4:00pm, and on Sunday, May 1 from 2:00pm - 5:00pm (please bring a mask to wear inside). Address is 1812 9th Street in Berkeley. If you're really interested, and unable to make the timing of the open house, please email before then to let us know some about yourself (who you are, what you're looking for, etc.) and to set up a time to see it individually.     "There are a lot of dog walkers around during the day time, but the street lighting isn’t consistent. Also, nearby parks do not feel very safe before sunrise or after sunset. There are frequent assaults reported in the area. I make a point to only walk my dog during the day and without headphones in, so that I can be aware of my surroundings. "

We enjoy the walks, restaurants, cafes, the library and grocery stores—all in easy walking distance. Public transportation is easily available, a few minutes walk. North Berkeley Bart is within a 7 minute walk; SF express bus lines on Gilman and San Pablo. Amtrak (in Emeryville) is within a 7-10 min drive. The area is bike friendly. It’s single and family area. Lots to do!"
