About this House

Just completed, a comprehensive renovation to this 1904 Berkeley two-story traditional exalts a turn-of-the-century framework with up-to-the-minute endowments. Invested with energy-efficient, innovative components throughout, its traditional wrapper is polished to a shine, and its interior reveals a contemporary-chic sensibility. In an ideal, ultra-current configuration, airy main-floor spaces flow graciously, the kitchen merging with the dining room as well as the newly added family room, which opens directly to a private, sunny back yard. A main floor bedroom adjacent to a full bathroom is well suited as a guest room or office, and three upstairs bedrooms, including a master suite, enjoy a separation from public spaces and are served by two full bathrooms. Balancing equal parts convenience and charm, this level corner-lot location combines a leafy neighborhood rich in character with walkability to U.C. Berkeley, great dining, shopping, and entertainment on Telegraph and University Avenues, and close proximity to public transportation. While the fa??ade maintains vintage characteristics including Bay window formations, it incorporates extensive updates such as all new double-paned windows, siding, foundation, and landscaping. Abundant garden elements embellish the perimeter of a just-erected cedar fence and front gate, which cordons off aspects of lawn and garden. The home???s exterior establishes a slate-gray and chalk-white color scheme that carries to the interior, generating sophisticated cohesion. Within the ledger stone-accented front porch, a candy-apple green front door radiates contemporary style, heralding entry to the refined, refurbished interior beyond it. The broad entry hall reveals original, recently refinished ebonized Douglas fir flooring, which extends throughout the interior and was replicated to great effect in the newly added family and guest rooms. Also diffused throughout, an LED recessed lighting scheme is complemented by mounted LED fixtures with a modern sensibility. Formal living and dining rooms feature Bay windows that expand the spaces as they generate luminous natural light. The stylized, open kitchen revolves around a rectilinear island; characterized by clean, sharp lines, it incorporates seating, a gas range, and a plethora of storage. White cabinetry presents a clean aesthetic and offsets reflectivity created by glossy quartz countertops and backsplashes and stainless steel hardware and appliances, which include a Fisher & Paykel refrigerator, Frigidare range, and Bosch dishwasher. An adjacent gathering spot, the family room incorporates a gas fireplace, its floor-to-ceiling linear tile surround creating a focal point, and French doors connecting to the enclosed lawn, redwood deck, and garden. All new, the three full bathrooms present variations on a Euro-contemporary theme. Matte-gray designer floor tiles, consistent in all three, combine with white sculptural tile surrounding the shower elements, a geometric pattern in the downstairs bath, undulating contours in the upstairs hall bath, and matchstick stripes with gray accents in the master bath. Streamlined vanities in each embrace sleek sinks and faucets; a double-wave sink distinguishes the master. A spacious finished attic augments storage space and offers bonus living space as well. The home???s overhauled infrastructure ensures energy efficiency, sustainability, and dwellers??? well being. New elements throughout include no-VOC paint, plumbing, insulation, electrical, a high-efficiency tankless water heater and dual-zone furnace. Additional eco-conscious attributes include an electric-car charger along the driveway and a rainwater-collection tank. Inventive components combine with avant-garde aesthetics, amounting to a home primed for modern living.

"South Berkeley is a transitioning neighborhood as most places around America there is gentrification going on. Berkeley overall is a good place to live with good schools"
  • Joiyao

"Walk to entertainment, supermarket and transportation. Includes detached 500 sq ft. art studio"
  • Rie Y.
"This is a fairly quiet street, with some foot and car traffic since it connects to Sacramento Street and University Ave. But it's much more neighborhood-oriented than it seems, and close to daycare/dog park/cafe/bakery."
  • mysolosusan
"I live almost on the corner of Bancroft and Roosevelt, and have lived in central Berkeley for two straight decades now. It's a great neighborhood - I see there's supposed to be a bit higher crime not far from here, but in all these years I've seen only one crime - a mugging wherein a Berkeley high graduate about 19 years old, tried to steal an earbud for a cell phone from a high school girl. He didn't get the earbud and the police caught him and a couple others with the minimum of fuss. That's it, although I've heard of a couple other small crimes more toward university. To live here is to feel very safe, and really be in walking distance to UC, and all kinds of shops, restaurants and so on. The little tot parks are real nice, especially the one on Roosevelt, and walking is very enjoyable due to all the lovely landscaping done in this area around private homes. Neighbors are great. I love living here except for having to get a parking permit - which is cheap and easy to do really."
