Never flooded. Home is high and dry, basically on a hill compared to the houses along the last culdesac along the bayou.

Recently installed 1850 sqft of commercial-grade Luxury Vinyl Plank flooring throughout most of the downstairs and one upstairs bath. We were going to replace the carpet but we know much like paint, color is a personal preference. We didn't want to pick a color that wouldn't be your choice...we have a "design" board to view and we can discuss options.

The main floor "mother-in-law" large bedroom is adjacent to an updated bath and a walk-in tub with jets. Attached to this guest room is a flex room that is currently being used as an office but the possibilities are endless. Open dining room, laundry, sunroom, two closets (linen and shoe) surround the open concept kitchen, eating area, and family room with fireplace and built-in cabinets. Did I mention there are 14 drawers in the kitchen and over 64sqft of counter space? The garage has a multitude of cupboards, large counter and is attached to the house. You can reach the backyard through the rear garage roll-up door, the garage back door, the sunroom, or the master bedroom.

Upstairs has a mini-master bedroom with its own updated bathroom. Another large bedroom was turned into a "zen room" with new wood flooring and an updated sink area. The Tub/shower is shared with the other sink area for the other bedroom or game-room users. The final bedroom is also large and recently painted. All bedrooms have good-sized walk-in closets. The large game room is central to the 3 bedrooms.

New roof in 2014, new on-demand hot water 2020, New Spa heater and Spa blower pump, and Polaris booster pump replaced 2021.

The Saltwater pool with pebble-tech bottom features a spa, waterfall, and slide for added fun. The covered deck is a great size for family gatherings and the half bath has an on-demand hot water feature as well. 9 palm trees of varying sizes sadly passed on from the Freeze of Feb '21 but some others have happily come back. The 9 palms were recently removed.

The community amenities are plentiful and only accessible to residents with a code. Large pool, tennis and pickleball courts, baseball diamond, sandy volleyball court, separate soccer field, and a walking path with benches and circuit training stops if desired. You may also wish to venture out to the bicycle trails that will thread you to Meyer Park and more general parkland. Walk along the peaceful bayou and enjoy miles of trails.

Tucked away yet easily accessible to groceries, shopping, banks, restaurants, and main I-45 highway, Beltway 8, and the "249" highways.
