*This is a nonsmoking location.* This 2 bedroom, 1.5 bathroom home is the front unit of a duplex. Prime location near 190/I-12 on Covington in the Mandeville school district. No carpet. Vaulted living space, fenced backyard. Unit has separate parking pad. Pet-friendly - no restricted breeds.

Rental Guidelines are as follows:
-This is a non-smoking property. No smoking is allowed in or on the premises.
-All adults must pass a criminal background and credit check. This is done after seeing the property, through Apartments.com at the time of filling out an application at the cost of $29.
-Income: Applicant must have verifiable monthly take home income in the amount of 2 times the monthly rent amount.
-Rental History: Applicant must have a good rental history that can be verified by previous landlord.
-Credit: Any accounts with three or more late payments will be grounds for denial. Any foreclosures, repossessions or bankruptcy (in the last ten years or still open) are grounds for denial.
-Criminal background: Any applicant with felony charges within the last ten years will be denied. Landlord reserves the right to use discretion regarding any felony charges or misdemeanor charges.
-Pets: A non-refundable pet fee of $250 is due at time of lease signing with $100 per additional pet. Please include all info on pets on rental application. None of the restricted breeds are allowed; pets must be housebroken.
-Utilities: Electricity and water are to be put into tenant's name at move in and paid by tenant monthly. Tenants are responsible for lawn and trash service.
-Security deposit of one month's rent is due at time of lease signing. First month's rent is due at time of move in.
-Rent is due on the first of every month to be paid electronically through Apartments.com and will be considered late with a $50 late fee assessed after the 5th day of the month.

It was a quiet town, but it seemed as if everyone knew on another or a family member etc. Parents: the schools are ridiculous now. They do not teach cursive writing in school anymore... I suggest homeschooling your children or sending them to a private school. "
