Currently utilized as a horse training facility, with an emphasis on harness racing, the property has one large metal, "pole barn" type structure of approximately 120'x180' dimensions. This building provides cover for two rows of horse stalls, one at the north end, and one at the south end. There are approx. 34 12'x12' stalls, as well as storage. Also under roof is a concrete, in-ground circular exercise pool for the horses (complete with concrete ramp) and a Centaur FreeFlow Equinecisor. South of the pole barn are located separate "mare motels", with 20 stalls and access to pasture. Directly east of the horse boarding facilities lie paddocks with piped in water, separated by white vinyl fencing. The remaining improvement is the oval, 5/8 mile training track. Remaining acreage of approx. 20 acres at the south end of the property has been dry land farmed for hay. There is a domestic well at the north end of the property which provides water to the horse stalls, paddock area and essentially all of the property except the hay field area to the south. Per seller, this well is approximately 250' deep, with the pump located at about 120'. A new pump was installed approximately 4 years ago. An ag well located mid-property has holes in the casing and will need some work. There is slow/minimal output currently.
