    "Don't buy in this area, it's a flood area and a flood plain. You will have to pay flood insurance along with trying to sell it in the future. Little Falls is known to flood and it doesn't matter where you buy, if it's in a flood area and especially a flood zone. The value will always be less then if you buy in a non flood area. "
