About this House

Let me first say that I absolutely love this place. It was the first place I could call my own so I hold a special affinity for it. I've had great tenants in there for the past, so hopefully you will continue that tradition!

The location is really nice - quiet but very close to downtown. The house is tucked away and you will not be able to hear any traffic as this is a quiet street. You can walk to the boardwalk on town lake and the bike trails (if you haven't seen it I highly recommend taking the walk). The place is so close to downtown you can walk to Rainey St and enjoy all of the great food and drink the street has to offer. The heart of South Congress Ave is only 1 miles away and easily accessible down Woodland Ave. South Congress is filled with amazing food and shopping. There are plenty of close restaurants in walking distance - Verts Kebap, Mod Pizza, Baby A's, Churros Co as well as a food truck park, Whip Inn, Chipotle (I know it's a sin to eat that with so many places in Austin but I give in from time to time). Emo's is also in walking distance if you want to catch a live show. I enjoy biking to Zilker Park and Auditorium Shores both within 3 miles.

Ok, back to the non-food related amenities.. The entire Riverside area is going through a lot of development. There is a very large HEB only a mile away. The location is also ideal for public transportation as there a plenty of bus stops on Riverside. There is a bike rental shop, Rocket Electrics that rents electric bikes to easily explore the city effortlessly. Paddle Zen is right by boardwalk to enjoy some standup paddle boarding on town lake. Relax even further with some yoga at Yoga Austin-Edgecliff. Point is you are very close to downtown and there is something for everyone!

The unit itself has 3 bedrooms and 2 baths. More importantly, it has vaulted ceilings, light-filled and opening to a vista view balcony that even yields hints of the downtown skyline in winter, high end finishes, granite countertops, and a very open space which has a very good energy! Ideal for entertaining, the spaces flow and the fine appointments sparkle with no detail left undone. The full dining room opens to the kitchen across an enormous granite breakfast bar. The kitchen's black granite sets the perfect contrast to the new stainless appliances, with tons of storage space in the pass through pantry on the way to the full sized bright first floor laundry room. The front yard is water-smart xeriscaping, while the backyard delivers a lush and tranquil getaway. The balcony, perched high on hill, gives a rare depth overlooking the lush lawn and rolling hills.The vaulted ceilings continue to the master bedroom providing an incredible open feeling and the master bath is en suite. The master bath has granite countertops, double sinks, an oversized two person soaking tub and a custom tiled shower. The bathroom will take your breath away when you walk in for the first time, I know it took mine away.

In summary, here are some cool things you might want to know:

1. The house was taken down to the studs in 2014 and rebuilt to be incredible energy efficient (new everything!). There is an aluminum roof which redirects the sun and there is spray foam insulation in all of the walls which keeps keeps the electric bill incredible low even in the summer. Historically the bill has been less than $80 even in the peak of summer.
2. Huge kitchen with granite counter tops
3. Large master bedroom with 2 closets, lots of storage in other 2 bedrooms.
4. Large master bath with double counter tops, two person tub
5. All appliances included (fridge, oven, dishwasher, full sized washer/dryer, and microwave)
6. Walk in pantry with built in wine rack
7. Two car driveway with available st parking
8. Google Fiber installation scheduled for 10/8 with Nest thermostats

The unit is available October 1st. The lease would be for a year, then month-to-month after that or I am open for negotiations.
